A few weeks ago, Yup said Sacramento is in a depression. Which makes me mad because it was total bs and a slander to the fine city of Sacramento. Zillow ranked Sac #5 ranked RE market.
“5. Sacramento, Calif.
Change in home value: 20.1%
Current home value: $241,600
Bottom in home value: Q1 2012
Forecast change in home value: 15.6%”

For Yup and other permabears, I reluctantly give you some advice. Learn how Kevin Johnson beat the Goliath Seattle led by hedge fund manager Chris Hansen and Microsoft CEO Steve Ballmer ....

“Want a house? That would be cash, please.
For those who think higher home prices would scare investors out of the Sacramento market, one expert who tracks residential real estate said the numbers don’t bear that out.”

Using my example of rate of increase, 11%/year.
A median CA house would cost 1.6M in CA.
The median CA rent would be 9000/M.

The private-sector is a failure too!
You know this is not a valid counter-point.
There are many examples of private sectors services that became much more efficient due to competition.
If my gardener raise the fee to much, I could do the work myself.
I cannot choose not to pay my garbage fees even if I don't use the service. So it is forced on me. If it goes up, the renters pay higher rate embedded in the rent too.
