  Remember , you are the boss , not the agent . I went thru 4 agents before I found one that does what I want . He shows me the house , submits my offer (always a low offer) and he follows thru . I have purchaced houses in Md where the asking price was 280.000 and I have bought for 110.000 . I submit my offer ,when they counter the offer and its higher than my offer , I reduce my offer by 5 to 10 percent . Now it doesnt always work , but it has worked 3 times for me . My offers are take or leave it offers .

  You make the offer , set the terms of the agreement , never let the agent make you do something you dont want to do .
