    Good idea though. With the shortage of available rentals, maybe there is some money to be made, if someone signs a rental contract after finding the lead on this site first.

    The existing tenant could introduce the new tenant to the landlord, landlord is happy since 0 days vacancy.
    The new tenant is happy too, since they got the place in a competitive environment.

    Landlord may be willing to pay a bonus equal to 3 days of rent, and the new renter could do the same.

    If average rent is $1800, that would amount to 3 * 60 * = $180 from each party or $360 total.

    The $360 could be split between Patrick and the old tenant who added the listing here.

    I visited the place recently. Neighbor has his for sale for $79k and no takers. I suppose it's a short sale.

    This is in one of the best school districts of Las Vegas. Rent is $1200, minus $65 for HOA.

    Cost to build this house is about $150k not including land value. 3 beds, 2.5 baths, 1500 sqft, over 90% owner occupancy on the block = good neighborhood :-)

    Really, you can get it 20% below the 1997 price.
    Or for half of the construction cost.

    This *has* to be a good opportunity for someone interested in rentals.

    p.s.: Nope, I owe no money on it.
