I decided that I am not going to take a 20 year mortgage and go for the 25. Which makes the rate between the 2 most competitive lenders the same. So I can use the one that will allow me to close without the heating unit and we're good.

We (realtor and I) determined it was the furnace - there was a unit on the furnace (the cooling system? the distribution something? i can't remember now) was overheating. We shut it all off and the seller's agent had 3 plumbers come in to look at it to fix. All 3 said they would NOT replace the piece as it was cracked, and that the unit had to be replaced. They would not take the liability of fixing it, it seems - it was too far gone.
So, it's OBVIOUS that the furnace doesn't work: it has been taken apart. Any inspection or appraisal will have that show up (even if I chose NOT to have an inspection - see my previous post - it will come up in the appraisal that I believe is necessary for the seller to get before closing). - On 29 Nov 2012
