Who these days is speculating on home prices as their engine for success? Are you insane? Buy a house for the long term with a healthy positive cash flow. Have your tenant pay it off over the MANY YEARS that you own it. Don't subsidize an investment home. If you have to subsidize it, then wait and save for a larger down payment or buy somewhere else, where the math makes sense. It boggles my mind that people would speculate on home prices, especially after what has transpired over the past 10 years. Think old school. Buy a house for the long haul. If you want to speculate, then find another investment vehicle.

Buy a rental before a primary?,
I recently spoke with a mortgage broker friend of mine.
Using rental income to go against your debt to income rental is a thing of the past, according to him. You used to be able to deduct 75% of your rental income from your debt to income ratio, but not anymore, according to my friend the mortgage broker. They won't even consider renal income as a means to reduce your debt to income ratio. If anyone has experienced differently in recent months, please do share.
