Need Cost Advice

Hello everyone. Finally, after a looking for a while we got under contract. The house is reo and needs
some work. We live in bay area and here is the highlight of major work needed.

1) Crawl Space has some water issue. Needs sum pump.

2) Fence is broken here and there and needs repair. The house is 1370 sq with 1875 sq ft lot.

3) Sprinkler and Green Grass.

Can anyone give rough estimate how much it will cost to do this work ? This house is in bay area.

    We have had water in the crawl space every winter and did ok just placing a moisture barrier under there for a few years. Two winters ago was bad, so we finally called a few contractors to find out about a sump pump. That was going to be about 7K, altogether. Luckily, though, we called another outfit who surveyede and discovered that our lot is on enough of an incline that we didn't need to pump, so they dug trenches and ran french drains downslope. Now we have downspouts connected to them, and they flow to an outlet with a pop-up that empties itself out onto the street when it's raining. Nice. No more standing water in the yard. That was around 4K.

    The fences, you'll want to talk to your neighbors about - generally they have to pitch in half. They might know somebody who will do the work, too.

    Grass: go for dryscaping and save water!

    P.S. Our lot is closer to 8K sq. ft. so it was a lot of trenching.

    Any input you get here will be meaningless. Have several contractors come out and get actual bids with hard pricing.

    What exact do you mean by water issues? Is it rain water related or something bubbling up from he ground?

    Impossible to estimate without more information, Square/Diamond Mesh fence is going to be a lot cheaper to repair than wrought iron fencing.

    Third one makes no sense, is the irrigation system broken or non-existent? By green grass do you mean you want to have sod installed?

    The water gets accumulated in the crawl space. I do not think its rain water. Its 0.5 mile away from bay.

    Need a wood fence. 6-8 feet high.

    Non-existent sprinkler system. Need grass sod.

    Getting cost estimates for a sump pump, fencing, and sod is simple, yet you seem completely stumped.
