Finally put my 1br, 1ba house up on Craig's List on Friday.

By Friday evening I'd shown it once and had 5 appointments for Saturday.

By Saturday evening I had a commitment and today I had a signed lease for $1100 per month and a check in hand. They move in Wednesday.

Rentals are smoking right now!

    Oh, mister I have a a 9 year old car (fairly new and it works), you have clothes with holes in them because you are rentier and dont have to spend like working people do on clothing looking the part - you cant get a job if you look like crap so people like me being mistreated by you must spend more of our income on appearance upkeep to keep real jobs -, you have a single family home with garbage cans and you are a slumlord - YOU ARE NOT POOR. In fact, you are rich, but run around acting like you arent part of the class of people that leave bootprints on peoples faces and backs.

    Again, are you offering your tenants who slavishly pay you rent a rent to own offer?

    This way you can have your Landlord-indemnity-contract drawn up so you can expose your victims to asbestos, lead paint, mold, etc. I've seen all the California Boiler Plate Landlord Agreements. They all say, "I know nothing" and make sure you cant sue when breathing in their toxic substances they own and rent to you.

    We are tribal. I am looking for family and good friends to create a compound for our families. In india, buildings have courtyards and hire a doorman so all the kids can play in the courtyard.

    The USA sucks. There is no tribalism anymore, there is racism, or identity politics, but no real warm heart felt tribalism. It sucks being here. I wish it was 1980 again, when it sucked a lot less, the USA has degraded, every family is a lonely Island, and we give up our families in a quest for Federal Reserve Notes which are being debt-monetized.

    The future looks bleak.

    Voting Republican has consequences and this is one of them. This is very much a political issue no matter how much people like to pretend otherwise. We're in almost the exact same spot as 1929 and ONLY the solutions offered from 1933 onward will work.

    There are a thousand things I'd rather invest in besides rental real estate, unfortunately all my customers are broke.

    That's correct. Housing is one of the last things people will spend money on. It's higher than any other need besides food, and in this country food is basically free.

    Bullshit. If your kids are skinny as a rail due to malnutrition, you should be arrested for criminal child neglect. There's free food at schools, free food at shelters, and free food packaged and perfectly good thrown away by the ton. You can have an entire meal on the free samples offered up in any Costco or Sam's club.

    This is a good example of why I think you're posturing and why I don't believe a thing you've said here. Nice try but this one seals it.

    Averaging 12% return in both my retirement and outside accounts since 2004. I did great in shorting the housing market for two years. I look at it like a game of staying ahead of the masses chasing greed. ;)

    Right now the greed is in social media which is why I am not. Pandora, GroupOn, Netflix, Zygna, etc. Soon, I think there will be good money flows back into the fortune 500 companies. Earnings are solid and the gov't can't afford to not help corporate America because jobs are on the radar for the next year. Companies are finding very creative ways to keep their cash and pay very low tax rates.

    The tax deduction doesn't work that well for two income households.

    What's YOUR source? Wishful thinking? Har.

    But Iwog only buys in areas where prices are rising. If that data zoom in deep enough to show individual house price changes you would see it easy. It is the third "location". The first two get you to a street level and the third is a particular house. Iwog is sharp and follows it all the way down.

    When he is a buyer he screams out about how the prices are falling. When he switches to a seller then he talks about how the market is on fire, multiple bids, Asians!, Facebook!, etc..
