This property was listed at 350k and then suddenly went off market (either sold or listing was pulled). The home itself was a three level town home right near the train station and near the sharks stadium. You could not hear the trains when inside the home. The home was reasonably new, had great appliances, a beautiful master bath and spacious (if you like multi-level living). It was close to a park. Lots of positives going for it. However, the HOA itself is suing the builder for multiple issues and apparently this lawsuit was running for a year and a half, making financing difficult. Crime (car vandalism/theft) seem to be a common problem in the general region. Convenient access to downtown was a big plus.

This was sold for 365k. Previously, properties in this neighborhood struggled to clear the 330k range (perhaps because they were as-is sales). It's interesting to know that this went 16k above asking and closed quickly - someone probably paid cash for this one.

I was quoting the last one from memory. When I went back and checked, Feb 29 2012 had a closing at 330k. December 2012 had two closings at ~340k.
