Met a friend of mine living in our community after a while and he said he has to leave to his home country since his mother was sick.

By the end of the end he should have completed 10 months out of the 12 months lease he signed up for.So for the remainder of the 2 months he wanted to see if he can sublet to somebody or work with the owner to pay for one month and hand over the place 2 months early.
So he calls up the realtor,as he has a friend who can take over the lease for the remainder of the period, who showed him the place 10 months back and was told that the community he lives doesnt allow any subletting and he has to pay for the remainder of the 2 months even if he is not going to stay.
This guy bumps into the lady who works in the office and she says he can sublet.so the community office,this guy and his friend do the paper work and the owner is also informed abt the same.Then my friend calls up the realtor and informs that the community has allowed for sublease..at which the realtor gets mad and says that this guy has to leave by end of this month and cant sublet.. that he will send eviction notice and all

The owner has authorized and the leasing office doesnt have an issue..whats this realtor so angry about?Can he do anything or just empty talk to scare an immigrant?

    The owner has authorized it. Period.

    Inform the realtor of the owners' decision and then threaten the realtor with a lawsuit on the basis of race discrimination. That should shut their ass up but quick.

    My guess, is that the agent probably makes a commission every time a new lease is signed.

    This deal bypasses the realturd, and keeps cash in both the landlord and tenants pocket.

    Couldn't they game the system and have the new tenant rent the unit for $1, forcing the original tenant to pay the difference, and then take that same difference from the new tenant as a "processing fee" or something like that?

    Yes, but I was assuming that the agent would do something not permitted.

    With the guy out of the country, how is he/she to know that the place was rented again. What is to stop the agent from pocketing the difference?

    I think you make a good point. That we are willing to just let it slide that this person tried to use their role in the situation to bully someone into a certain path. It is apathy with certain financial costs and is fraudulent. I think he/she might do it just because they resented the creative situation and their loss of control over the situation. Also, if the friend stays, maybe they don't get a finder's fee for the next lease.

    The original post of this thread is just not very clearly written.

    I think many of the commenters more or less guessed what the author meant, though.

    How come there are three other parties involved: A (single unit?) owner, a community office (=rental office or not?), and some seemingly random Realtor that does not own the place (but has acted as a rental agent in the past?).

    If you had shown up with this rambling story in court, Judge Judy (of TV courts fame) would have given you a stern look and hopefully lecture about preparedness.

    I realize you are trying to solve a sticky problem, but please think more about providing a clear, logical and concise description of the situation.
