I sold our Vancouver condo last year as the market had continued on toward its ever more insane bubble apex. Glad I got out of that market when I did. (Relocated to SF. By comparison, prices here are dirt cheap even though it is the most expensive market in the US). I believe we are going to hear of an epic housing price collapse in Vancouver in the next year. FYI; Sales in Van this month were at a record breaking 10 year low. It is the beginning of the crash. BTW, I am not a sky is falling type of guy, but think that the writing is on the wall for any sane person to see.

I believe you might have jumped to the conclusion too early. There is nothing wrong with this advice provided that the condo can service its debt from the purchase as well as the debt of the home equity and you still have positive cash-flow.
She mentioned that the condo is selling for $90k. Do you know how much this condo can rent for? $800, $1,000, or $1,200/month? Jumping to a conclusion without knowing all pieces of the puzzle is not very prudent. Is this the type of investor that you want to become? It's all about risk/reward. As long as the reward outweighs the risk, you might want to think twice about it. If you could transfer all the risks to the lender, that's even better.
Real estate is about leverage. It is a double edged sword. Learn to play it right can really be fun. Playing it wrong and you will get hurt. :o)
