Thank you for watching the video I obviously did not do a good job explaining how a buyers agent gets paid. The seller pays the listing broker the listing broker pays the buyers broker. The buyers agents fiduciary responsibility and loyalty is ONLY with the buyer. The Jones Team has represented many Doctors Lawyers and one Judge over the years. All these highly intelligent people understand the importance of having a Realtor that is an expert represent their best interest in buying a home

Yes. but what does the seller pay the listing broker with? The BUYER'S money! Let me ask you, where does the seller typically get the money to pay the listing broker? From escrow. Where does the money in escrow come from? From either the buyer's down payment, or the buyer's loan. After all the transaction costs, and prior liens are paid out of escrow, what is left is the seller's profit.
If the seller didn't have to pay to listing broker the monopoly price of 6%, then the seller could lower the selling price accordingly. The 6% fees just raise all housing prices by 6%. This higher cost is passed on to the buyer in the form of higher down payment and higher loan amount. So for each $100k increment, at 20% down, the buyer pays an extra $1200 down and an extra $21.55/mo (3.5% 30yr FRM), for this free real estate service! On a $500k house this translates to $6k out of pocket (20% of 30k commission) and $107.75/mo. for the next thirty years (24k amortized over 30yrs)! What a deal!

In my experience buyer's agents collude with the seller's agent to hide things from you that may derail the sale, and to pressure you into a purchase when THEY are ready for you to buy, not when YOU are ready.

The only thing a buyer's agent can help you save money with is pet food, if you want to bother chopping one into bite sized chunks.
All these assholes need to be re-classified as four-season open game, available for hunt by licensed terrestrial hunter or helicopter-carried licensed hunter.

Honestly, I don't think in NAR school they even teach them to listen to their clients. They just keep mumbling: sell, sell, sell and location, location, location.

But when buyers and sellers don't use a Realtor the buyer thinks they should save the 6% since the seller isn't paying a Realtor, and the seller thinks they deserve the 6% since they're doing all the marketing and need the extra money which is why they didn't hire a Realtor in the first place!
