Where can I get an up to date list of the name and corresponding company name of every liscensed/active realtor in the United States?

    I think that the larger question is:

    What sort of diet will you need to be on in order to successfully take a dump on all of their faces in a timely fashion?

    Lots of dairy is a given, but you'll need to pack in a lot of grains to keep the volume up.

    I think each state licensing board has a list of all its real estate agents.

    But that's just agents. To be a Realtor® you have to take a special "ethics" vow and are forced to donate to the NAR's lobbying efforts in DC.

    That also makes me wonder what fraction of real estate agents are part of the NAR?

    Patrick, not quite right. If you are an agent you work for a broker for a couple of years before you can get a broker's license ( Lawyers are different). And to work for a big brokerage you have to become a member of the local association, which automatically enrolls you in the CAR and NAR. No join, no work. And the E and O insurers like it because you do have to promise to be ethical, just like a lawyer...Ethics are individual, always. Want to be part of the MLS? Get a supra key so you can get in listed homes? Join the local association.

    Thanks. I always assumed all agents had to be licensed. Not true? Only brokers have to be licensed?

    in CA if you have a 4 year degree, they waive the 'work for 2 years as a slave to a broker rule'. I got a broker license straight off the bat, no indentured servitude.

    No degree and you get a 'salesperson' license and you cant get a commission, legally only a broker can get one and they cut thier salespeople a split.

    Patrick, its still pathetic IMO that youve spent 8 years on this site and never 'went undercover' to learn the basics man! how can you beat em if you dont join em first? anyway there isnt any beating them! so whatever... carry on.

    It cost me $300 or so to get a broker license. the classes are $99 online and the rest is fees to the state. (im not adding the cost of my 4 year degree, ha!)

    I work for a 100% firm. I pay an office fee of $25 a month, and $250 out of each commission. There are even cheaper plans if you sell more, but I only rarely work with clients now.

    To be honest, that is a small price to pay, to not have to be part of a broker audit...

    you can get those lists because both require licences

    the issue is email addresses are not required for all licence app's, some require a personal or business address.

    anyway, yes I can get both lists for you.

    the home inspector lists will more than likely not have much email, I can try. it's a bit like getting work email addresses of car mechanics. Forget about it.

    @Patick I have only sold one house in my life (one that I inherited from my father) I sold it FSBO and used a real estate attorney. He wrote something in the contract like "it is an old house with old house problems". I thought that was cute. Cost 600 dollars for the contract. This was in 1996. I sold the house in Dallas for about 75K.
