That's just for a 480 square foot prefab house that needs to be moved out of the back yard of the house Zillow says is worth 1.2 million. A lot in Palo Alto will cost you over $900,000.

That is a beautiful house. There are enough windows for light and that is really good. Rooms are too good and modern bathroom is amazing with the brown Bathroom Furniture. Kitchen seems small but i loved the white color cabinets.

Years ago there was a push for bungalows that could be placed in the back yard for seniors to live in. Unfortunately, zoning ordinances often didn't allow for this. If this issue can be resolved, tiny homes are great for multiple family members to live near one another.
I used to live in a 560 sq ft house when I was in college. It was perfect for me.

The zoning is definitely the problem.
Maybe the way around the obstinate owners on the local zoning boards is to point out the increase in value of their whole property with a little extra unit on it.

It is all manipulation to me, all seriously out of wack. I don't look at any of these so-called sites. I question if a dump (sorry I mean average or below average house) goes up for a delusional mortgage holder (sorry I mean OWNER) for say 20M does that skew every fucking dump within a three mile radius? Christ what a joke.

I'm not defending Zillow's estimates as being correct, just pointing out that the Zillow estimate was not for the house that was for sale for $180,000. However, my understanding is that Zillow uses sale prices to get their value. I live in Palo Alto, and there's been a significant jump in prices this year in my neighborhood mostly, it seems, driven by Asian immigrants buying.

I don't get why they think this tiny house should go for 180k if you don't get any land. It seems like you could hire a contractor build some thing like this in your backyard for around 50 to 60k. Are people in Palo Alto that out of touch that they don't realize that house without land is just a rotting box that will loose value.

The sellers are probably delusional. I don't think most people in Palo Alto are. The prices of most houses for sale in Palo Alto generally reflect the fact that most of the value is in the land.

There are houses in Palo Alto that are on Stanford land and can only be sold to Stanford staff members, but they are a small part of the housing stock. Most of the land Stanford owns is in the hills, and undeveloped.

It's impossible to follow them across all markets, but they've been at least directionally correct about Palo Alto, but their estimates seem to lag the market changes a little.
