Something I've noticed a lot in OC distressed sales.
Home comes on market at respectable price ($700,000, comps support $710,000 to $715,000).
Everyone shows up to open house.
Ends up, $45,000 2nd lien on the home. To get the listed price, you need to come $45,000 out of pocket.

Median is not an accurate measure of housing prices. The most accurate is Case-Shiller's "same sale" methodology, and the next most accurate is Redfin's $ per square ft. measurement.
Therefore although median price is down, it's not really relevant since it could simply be the result of a larger number of smaller units selling. When size is taken into account, like on the Redfin graph, you can see that the price is NOT declining and in fact is increasing.
Now I've discussed your data and my data. Are you going to ignore my data and simply repeat your point about median prices, or are you going to have an actual conversation and acknowledge that prices are not actually going down?
