    I helped an investor acquired a SFH off-market in downtown San Jose last year for $175k cash. The house has 3 bedrooms 1 bath. The previous owner converted the living into a 4th bedroom and the basement into the 5th bedroom. Rent is $600/room included utilities.

    So yes, I've seen roomy house before, but not to the extent you described above.

    Most good deals are not on the market, or shall I say it's not easy to get good deals on the open market. I do marketing to find these deals.

    What a prized property. I can see,flocks of investors swooping on this one to get $200 a month return after all the crazy math.
