How many times is it that you've repeated this point? What isn't clear in the link you posted? He's still saying he's negative about housing at that time, 'but hey, I'm buying 3 condos that are all cheaper than a fairly average family car and all have excellent rates of return' to paraphrase. You do know that you can be pessimistic on the whole but as an investor still find bargains.

I didn't say you were a dick or a douche bag but that it was the way you were coming across. There's a difference. You, however, immediately called me a dick amongst other things. And yes, Roberto is invariably over sensitive and often acts like an ass, but you were deliberately provoking him for no reason (as have others). He bought some condos. He's been transparent about it. He brags about it when attacked. Big fucking deal. He's buying very cheap properties with what appear to be fantastic rates of return. Why do you and others get so worked up about that?

It seems that this statement from a year and a half ago still holds true in the bay area. The Banks are slowly trickling out distressed supply while the "Organic seller" sits, hoping for a return to boom prices.
The government, media, federal reserve and banks are all in collusion to cause a "recovery" whereby more people can be trapped by the slavery of debt.

I was actually watching Anna Karenina with my girlfriend... mixed feelings, I love period piece movies, the sets were fantastic, and the acting excellent, but some of the scene choices left me confused... There is a guy here in the Seattle area who started buying in 2010 because the prices were just too good.
Then he bought in Las Vegas, and Reno. His group has looked at Tempe, and Phoenix, but there are just way too many properties to choose from.
I think the big problem here is that investors have a different mind set than mom, dad, and the kids. You can buy a steal of a deal if you look for them.
There is nothing wrong with that.
While regularly motivated sellers may have dried up, there are plenty of individuals, corporations, and institutions that are more than willing to unload.
We all have our own take about what's going on, but we should be working on that.

I don't believe yup1 is the same person as darrel in phoenix, liearwatch, etc. I did think so after the first post or two, and that is partially why I jumped right to rude responses. However, after reading more posts I don't believe so; the use of language is different. Yup is his own person.

suppose we'll never know for sure, but it seems to me the pattern of writing is different than darrel.
i did think so initially, and especially since he showed up directly after darrel was kicked out, but darrel never wrote much about himself, and repeated his same posts over and over add naseum, yup for better or worse, has a different writing style, darrel never even bothered to read posts, he simply posted one liners after everything...
so either darrel made a concerted effort to write differently, or it really is someone else different.

Looks like he regisered in Nov 2011 & for the first year was mostly a "reader" and not much of a poster.
Then, around Sept 1, he erupted - going on an epic near 1,000 post bender in about 2 months time. Everything was one liner after one liner - along with heavy use of the word "shite".
It was incredible to watch as he kept up his 30+ post a day regimen. Of the 355 pages of registered pat.net users, he ended up on page 2 in terms of comments made. In 2 months time, he posted more than some people who were regular contributors over the last 4-5 years!
Then, like a neutron star he imploded. Last post Nov 17, looks like he rolled up shop and deleted the name "reader" so just his ID number 37108605 remains.

Then, even before the closing was cold, he got a HELOC and promptly got trapped in the hull of his new ski boat drifting around the fingers of Lake Shasta. Luckily he filled the hull with booze and slim Jims so he might survive the winter in time to be rescued. By that time the house would have dropped 10% in value. ;)
