This post, somewhat ironically coming from a loan officer in Orange County, CA, is several months old, but remains equally relevant today and succinctly explains the completely dysfunctional real estate market of 2012.

Why exactly does it warrant your creepy dude/male yoga class comment? And now you follow it up with the 'butt buddy' comment. Well done.

yup1, you are not dealing with your issue in a healthy way.
Calling people "butt buddies" "creepers at all male yoga classes" etc shows the self loathing typical when someone won't just fact their own issues in that area.
You'll notice that I don't care what gender you like, I am merely tired of you focusing your unwanted attentions on me?
When you go visit your neighboring college, find an office that displays the "safe space' sticker, and speak to the person there. They are trained to be a good listener, and help you find the resources you need. I too am an ally, and safe space trained, and would offer to help you, but I don't want to encourage your obvious crush on me.

Sad how roberto never responds to the questions about his blog not matching what he was posting on here. Why do you attack instead of explaining who or why you posted such completely opposite information on your blog vs here.
Complete housing bear on your blog, a month later in contract to buy multiple properties here.
We all know this is typical of realtards so why don't you just admit it.
Your local phoenix blog was being read by local people and you didn't want to tell them the truth because they might have listened to you and you might not have gotten the "steal" on the properties you purchased.

I already did, in detail. You are just blinded by your love/rage for me to read it or understand it.
1. I bought homes several months after my last negative blog post.
2. I posted the exact details of my purchases, on here, before they even closed... [you started by claiming that i was buying while telling others not to, clearly not true or I wouldn't have posted what i was buying]
3. even in that post, where I detailed what I was buying, I made my over all negative beliefs for the market clear. Simply, those homes were so cheap I decided to buy them even though i believed the market generally was still declining. [you have evidenced your stupidity through your discussions, but is it beyond you to recognize that even a single city market will not all do the same thing? that one area could fall further and faster than the city generally?]
4. I didn't buy my own home in Scottsdale for an entire additional year. because, by my analysis, it took another year for more expensive homes to reach what seemed to be a bottom.
Now, get over yourself. You've called me a liar for not posting what I was buying, I prove that wrong, and you change your tune. You've insulted me for being in education, you've falsely claimed that bigsby and I are one in the same when any longterm reader of this blog will know from our histories on here that we are not;
You have emotional problems, and are venting them at me. Get yourself some help!!!!

You were posting negative housing information on your blog, while you were thinking about or even taking actions to make purchases.
Oh course you see nothing wrong with this because you are a realtard. Maybe you should take an ethics class at your JC.

Ok, I put yup1 on ignore. While I am deeply flattered by his crush on me, I believe my time is better spent making substantive posts about the housing market, such as the one I posted today:

Ah right, I see now. Roberto was carrying out a vast conspiracy to manipulate the Phoenix housing market by posting some negative comments on his blog (naturally read by hundreds of thousands of local residents) whilst a month or two later buying a $30k property. The absolute bastard. Call the Feds.

Yeah thats right disregard the people that actually read it on his blog. They don't matter. If it wasn't impacting "hundreds of thousands of people" it doesn't matter. I see you have no ethics too.

Good grief. How many people read his blog? Two? Three including you? If you think people made their house buying decisions based on what a blogger with a handful of readers was saying in late 2010, then WTF can I say?

Oh FFS, how many times does it have to be pointed out to you that he's already addressed that? Do you think that someone being generally negative about housing (but interested in buying when the time is right) precludes them from being interested in a house that is cheaper than most family cars? Seriously, what is your problem?

If you're being a dick, which you quite clearly were, then it's perfectly reasonable to point that out. What were my other insults? You, on the other hand, seemed very angry at Roberto for no good reason and made things very personal indeed. Strange to say the least.

@patrick,
I believe you made a mistake deleting Yup's account. Yup is negative about the housing market, but by no means he's a troll. I don't know what he said to get his account deleted, but I don't think that's right. He's not like War or Darryl.
Yup, this is how I see it. Unlike Iwog, Roberto was still bearish about the housing market 2 years ago, but he decided to buy anyways because the numbers made sense. I remember that Roberto was calling Iwog all kinds of name for being bullish in 2010. At that time, Roberto didn't see the end of the foreclosure tunnel. Since he wasn't confident that the housing market would recover in the near future, it was best to play it safe instead of telling his readers to go all in on housing. I think you misjudged his intention for telling his readers not to buy so he could buy them cheap. I don't think that was the case.
Roberto, I'm not sure if you told your readers to load up on real estate in 2011 and 2012. Bruce Norris from SoCal told his clients to go all in in 2011. I was skeptical, but we know what happened next with the housing market. Bruce already predicted that we will see more housing appreciation next year. Bruce told his clients to load up on real estate in 1996-1997, and told them to sell in 2005-2006. To be fair, Bruce is cautiously optimistic about the housing market.

I find it interesting that his blog is completely at odds with his posting here. Go look at his blog.
Fact (blog)Sept 16, 2010 Phoenix in trouble prices will decline for 6 months
Fact (blog)Oct 16, 2010 I am still BEARISH on housing
Fact (blog)Nov 14, 2010 QE2 is not going to help home prices
FACT posted here Nov 15, 2010 I NOW HAVE 3 HOMES UNDER CONTRACT
http://patrick.net/forum/?p=579064
WTF I am assuming he did some research for the contracts which takes time. In my opinion he was intentionally deceiving his blog readers. Why, only he knows.
