The headaches, vacancy worries, etc simply aren't worth it unless you are the type of person who can without any hit to your moral compass walk away from the home when the investment goes bad. Unfortunately, unlike stocks where the hit is immediate and painful when things go south, the risk of losing the home is minimal with today's save housing "administration". I think the debt forgiveness act expiring will go some way in curing that though. The potential harm of having to pay 28% of a $100,000 - $200,000 short sell windfall will cause people to rethink their decisions, and unlike banks, the IRS always gets their pound of flesh. If you are lying about the rental in a public forum, and it affects the market decision of one of Roberto's clients, you can very easily be sued for damages. I read about successful lawsuits from false Yelp misrepresentations all the time. The plaintiff is almost always successful.
