Just bumping this for anyone who has not seen it. It is worth the read by a guy who gets it. The 30 year fixed mortgage is dead, therefore real estate is risky and volatile going forward.

The article rests on the assertion that buying a house and renting it represents a 5% cap rate. Is this right? It sounds low to me, but what do I know.
How about some of those investor types out there -- what kind of cap rate are you getting?
