But longer term trend is still downward •  Short sales have increased dramatically over the past year Notices of default, the first stage of the foreclosure process, jumped 41.3 percent in February compared to the month before, the first gain since July 2012, according to a report Tuesday night on California foreclosures from ForeclosureRadar Inc. of Discovery Bay.

nice title, if you want to be a misleading nitwit!

maybe a picture will help yous see why:
    Foreclosure Filings
    Foreclosure Filings: California

that is just because January was so freaking low. Didn't California implement some new law regarding foreclosures?

so, despite your dire title, February was the second lowest month since the damn crisis began six years ago...

A lil jumpy are we roberta

I don't think the title was misleading at all. It was merely factual, and in the OP, the opening sentence states that the trend is still downward

Maybe you should have your house tested for meth residue,,,,,or maybe you're just always such a standoffish little cunt because you never get laid.

Why don't you remind me for the sixteen thousandth time that you bought a dozen phoenix crap shacks at the bottome, and how on paper they're worth 80% more from the bottom, so I can accuse you of being misleading,,,,seeing as how they're still down 40% from the peak, you simple simon motherfucker

Here's what separates Roberto from the old AF.

I'll be squatting in an abandoned SFH in Detroit, sitting behind a Gatling gun and boxes holding feeder belts with 150,000 rounds of ammo when I face off against hoards of starving neonazis. When Roberto faces the Cannibal Anarchy, he'll think all those nice psychopaths are coming to look at his efficiency when they eat his face, butcher him and throw the chunks to his friends.

Hehehehe. Yeah, hysterical. Feenix. Investing in Feenix. Dresden looked like a good bet around New Years '45, too. War was winding down. Widget factories would appear to have a big future in peacetime. Monied up nazies with fresh loot are ready to invest big in the Dresden CBD and residential properties. Impossible to lose!

    @roberto
nobody cares about Phoenix. The problem with homes in Phoenix is that you have to live in Phoenix. As for your amazing advice that you remind everybody about 15 times a day, it doesn't help people that are in markets like the Bay Area where the bubble never deflated and has reinflated to crazy levels again.

I drive a car that costs more than some of your termite-infested shitboxes. A car you can have the pleasure of valeting and detailing for me when you need a job in about a year or two.

Give her a break ... you haven't heard Roberta sing ... (her favorite song...)

"It's time to play the music
It's time to light the lights
It's time to meet the muppets
On the the muppet show tonight
It's time to put on makeup
It's time to dress up right
It's time to raise the curtain
    On the muppet show tonight"

nice car, sorry about your you know what...

This is getting sad on here. I mean, a post like that is so sad for you, and desperate... But, I guess when it has become obvious you can't even think, you have to resort to stuff like this...

But you're doing the same thing, e.g:

"says the guy who said, "don't buy" 1 and 2 years ago... You losers are just getting funnier and funnier!

T-minus 4 years till I retire, and travel the world on my passive incomes! keep working hard on your job yup1!"

actually, all of my claims can be easily verified... www.maricopa.gov my home purcchases are easy to see.

I have a new honda accord... love it. I don't need a luxury car, a rolex or anything else... I feel sad for someone who needs to say something like you just did.

I was talking about claims of wealth, not home purchases. It's great if you can become independent with the method of your choice. But somehow you remind me more and more about the rich dad poor dad guy. Don't become too comfortable in your ways.

which shows that you don't really understand anything I do.

the rich dad/ poor dad guy is a fraud. he makes his money by SELLING A METHOD to make money. Not by actually doing what he claims.

I make money by doing what I am doing; I am not as of yet selling anything, though I may write a book some day. I am a mathematician, and a former child chess prodigy; solving problems is what I do; That and apparently piss people off are my god given skills.

Hid prior advice to "buy rentals in phoenix in 2006" can be found all over the web; that was the worst advice in history at that time, and I have posts all over zillow making fun of him.

In his book, he advises pretending to be an owner occupant to get better loan rates. That is called loan fraud, and to save 0.5% on a rate, you risk years in jail. Not what I'd call good advice.

You can read a good analysis of the huge fraud that is rich dad/stupid dad here:

    http://www.johntreed.com/Kiyosaki.html

I researched all the real estate gurus at one time. there is only one theory that works over long time period, the one I do, which ironically enough was the FIRST EVER book on real estate get rich:

    The Millionaire Next Door.

It gives such "get rich slow" schemes as:
    1. save up a big downpayment, to get cheaper loans
    2. learn how to fix things.
    3. buy homes with high rent compared to price, live in them while you fix them, save money, repeat.

The book would never sell today, because everyone wants a get rich quick scheme, not a "work hard, be smart, be frugal" approach.

So what is your point? Are you saying that the California market is in great shape and people should buy in the Bay Area and LA? Are you saying that people should have bought a year and a half ago when a 3 bedroom was only 1.2 million in Palo Alto or a decent home in San Jose was 700K? Do you think that homes in the Bay Area were a good investment over renting?
Oh, that right you don't care about the the California market because you are in the desert and your penis is so tiny that you need to put your two cents in on every conversation as if any one cared about you.
Of course real estate is local and therefore for this conversation doesn't regard you a NITWIT like you!
