Found this article on the development being sold by Centex.
http://sanjose.bizjournals.com/sanjose/stories/2008/04/07/daily45.html?surround=lfn
"Centex failed to sell a single unit at Plant 51 after spending more than $100 million during the past four years to turn the former Del Monte cannery into homes, according to Trece Herder, Centex vice president of land acquisition in the Bay Area. "
FAILED TO SELL A SINGLE UNIT?! This article was from April 8, 2008. Is it still empty??

Those lofts are a joke, I walk by one of the complexes every week on my way to the Sharks game.
They were in the 600-700K range and worth 250K at best. Yes, I'd love to own a tiny loft that has full windows on street level for only 600K.
Horrible places and I'd hate to be that investor or anyone that bought any.

Have you ever seen one that looks occupied? Seems like a huge white elephant. I noticed today Centex, who sold off the project, may have been (or are in the process of being) bought by Pulte?
These are not even 'lofts' as I define it. I remember asking about the construction and they were essentialy keeping a brick wall. I lived in an actual loft back east - it was a tobacco warehouse that they retro-fitted as apartments. Had huge wooden beams and wood floors. This is not retro-fitted so much as built new with a remnant of brick.

Yes. Its a white Elephant. Another project down near West San Carlos & Bird, not to mention Auzerais and Sunol. There are several other Elephants we can mention in center of DT. Axis and 88. There is no interest in living downtown SJ.

To counter all the negative comments from 2 years ago.
Just visited this place recently. Phase A & B are sold out, and phase C is 1/2 sold (I don't remember exactly). But they are at 80% occupancy or so.
Would be great if someone who lives there (or any of the down town condos) can comment on the current down town vibe.

Buddy of mine just bought a 1bd here, distressed sale from an underwater owner, I think about 800 sq ft. I believe it was around $300K. He is pretty pleased with himself.

They can put 1539K for all they want. Not like they pay per letter/number. The actual sales price is what I am interested in, not the asking.

Looking at Zillow, sampling a few recently sold 1br sold in the complex, and they sold between $315K to $425K (some have 2ba, some 1ba). More than 10 of them closed within the 2nd half of 2011.
Haven't heard too much comment from people around here. Are the new condos in downtown San Jose a good place to live? Relative to the surrounding condos?
I'm a south bay resident, and getting tired of the suburban lifestyle. Thinking seriously about moving to down town area. SF is just too far.

i've lived downtown San Jose and I think you do get a taste of the city lifestyle. It's not bad. Just dont live too close to 1st street because you'll have airplanes constantly flying overhead.
