    2/2 on 11 somthing sq ft is on the smaller side of San Francisco SFH. The other problem is the living room space is snuck in the other house, blocking natural sunlight depending on where is it facing and time of day. There's two things in a house you can't fix, size and natural light (unless skylights).

    The thing you failed to account for is the unwarranted space. It has a separate door, bathroom and kitchen, albeit it is unwarranted, it still has some value. I bet the potential buyer sees this as an addtional 1K in rent or an entire extended family altogether.

    Nobody likes to take the 9 or 14 bus downtown and the street is pretty narrow and parking will be scarce. Based on current market conditions, it is overpriced by about 100K to 150K. Laurel Realty is wasting their time becuase the seller is obviously not interested in selling.

    I just don't get it. I know people have money in SF, but this is ridiculous. I do not live in a million dollar neighborhood, my neighbors see to it that I'm right most Fri/Sat nights.

    Million dollar neighborhoods still have steel security gates eh?

    I disagree with home prices in this neighborhood, as well as neighborhoods such as Richmond. It's only desirable to rent in, not for primary residency for the purchaser.

    I might take this home for $500kish. After all, it is more than 100 years old.
