can any one who is familiar with Milpitas share some inside scoop on living there? I always wondered about this town wedged at the bottom of the bay.
From the maps it looks like a prime location, close to all freeways (101, 237, 880, 680) and Silicon Valley.

Milpitas does have some excellent Asian resturants at very reasonable prices.
Its definitely worth looking at, imho.

I think it's so convenient. Prime location or not is in the eye of the beholder. Property tax in Milpitas is also lower than San Jose and Fremont. Half of the full-time city employees are making over six figures, which makes me want to puke. Other than that, I LOVE MILPITAS. Since I live here, my view is biased.
San Jose Mercury News wrote a short article about Milpitas. I think the title of the article was something like "Is Milpitas a hidden gem in the South Bay?" You might want to read it and come to your own conclusion.

Yep, we have excellent Asian restaurants at very cheap prices. We also have In-and-Out burgers, Wal-Mart, Starbucks, Peets Coffee, Safefway, etc. It seems like if you name it, we have it.

They're having an open house again today. I'll walk over and ask them why hasn't it been sold. I will tell them to drop the listing price by $100k and get it sold by next week. The listing agent and the seller are probably smoking dope for asking this price in this market IMHO. I could be wrong however :-)

I talked to the listing agent today during the open house. They currently have 4 offers on the home and are countering these offers. This would likely be the last open house.
Apparently, these 4 offers didn't quite meet their expectation. I guess they're still looking for the highest and best offer. I estimate they'll sell it for $1,130,000. Will see how close I guesstimation is.

The believe they accepted an offer and pulled it off the public MLS listing. I think you can still see it if you have access to the MLS as a broker (professional).
It's not what it seems from an aerial photo. You have to be on the ground to get the full picture of the home prices. I believe this is the last luxury SFH home subdivision in Milpitas that was built by Shapell. I don't care much for their workmanship, but Milpitians love Shapell build homes. In my opinion and others Milpitians that I've known, this is the most desirable neighborhood in Milpitas so you have to factor in some premimum due to limited supply. In addition, these homes are about 13 to 15 years old with minimum 9' high ceilings on both first and second floors. The ceilings are as high as 20' in the living and dining rooms. Basically, these homes have a lot of amenities built-in.
These homes are surrounded by older (26 to 28 years old) and somewhat smaller homes with lower ceilings and less amenities, also built by Shapell, which reflected by your $850k to $950k range. I don't see this home selling for less than $1.1 million. Basically, supply and demand.
Once you buy a home above $1 million, it's all about the quality of life. Buy vs. rent goes out the window. Most homeowners in this neighborhood are business owners, doctors, dentists and managers and directors at high-tech companies.
Well, that's all I know about this neighborhood :o)

I drove by the home this morning. There is a big SOLD sign in front of the house. We'll find out how much it sold for in about a month.

My point is that this neighborhood is not for the median income household. It's a good thing that they're good at spending money. It helps keeping the economy afloat :o)

Sorry, but I have pretty much no use for Milpitas. It's barely average. Nestled in between 237 / 880 / 680. Three of the worst commute highways on earth. Culturally, it is of no interest to me. This house and n'hood, from the street view and birds eye view, is at best an upscale cookie cutter suburban sudivision. At worst a classic example of sprawl development. Mentioned In-and-Out burgers, Wal-Mart, Starbucks, Peets Coffee, Safeway as great things nearby??? You
might as well list Bed Bath and Beyond, Best Buy, TJ Maxx, KFC and McDonald's. With the possible exception of Peets none of those are anything but standard 'any strip mall in the U.S.' stuff. Any local or unique restaurants that AREN'T Asian there?
For $1 mil or even $750k, there are dozens if not hundreds of places and houses I would choose over this.
I guess e-man and I have very, very different ideas of quality of life.

I should follow you to buy one of the dozen houses in bay area larger than 3200sf, less than 15 years old, better commute than Milpitas for 750k to 1 mil.

This home was sold for $1,180,000. My guestimate was low by $50k. Basically it was sold for 2005 price according to zillow. Optimistic man was more correct than me. Wow, who are these people with $$? Must be nice to be able to afford this much $$ during time of crisis.

Nice house with some nice upgrades, but over-priced by $125k in my opinion. Based on my LIMITED understanding from talking to Milpitians, this area is next to desirable compare to the Loch Lomond area, which is typically Milpitians' first choice.

I call "FOUL" on the "official" sale price. I'm supposed to believe peak (2005) Bubble pricing at this time?
The NAReal-tards™, Duh Banks, Duh HOAs, and (passively) the county property appraiser, all have a vested interest in "recording" the highest possible sales price. I'm guessing there was an off-the-books kickback, err, I mean incentive, err, I mean rebate, err... I mean Federal RICO violation which will never be investigated. ;')
I already have 2 first hand examples of such here in So-Fla. Used-house price inflation by ANY means necessary... oh yeah...

LOL! crying shame. I know someone who paid $1.5 and like most are down to $1M for similar sq ft. Anyway! the 350K price back in 1988 was a peak year and prices fell fairly deep afterwards. You would have seen $300Ks for similar homes into the mid 90s.

This home finally sold for $1,225,000. It was originally listed for $1,358,888, and I thought it was $125k too high. My guess was pretty close in this case.
The home was apparently over-priced. If the listing agent knew better, this home could have sold much sooner :)
