This lot (backyard) was downwards sloped. I estimate that the very end of the lot is ~25 feet lower than the ground where the house sits on. A foundation/concrete slab was built to try to make use of some of the land. It is now flat on ~2200 sq feet (that is what is claimed). I think the usable back yard is more like 900 sq feet or so. The seller must be confused. 2200 may be cubic feet since that's what he probably ordered to fill the slope.

Looks like there is another change to the listing. This time they reduced the number of days on the market down to 88 days. It used to be about 200 days. But then they removed some of the previous listings and delistings.
I suppose they are trying to make this house more appealing (or less pathetic) by giving the illusion it is less stagnant.

Relisted today for $549k ('new' listing). Also, it is in the process of converting a 0.5 bathroom to a full bathroom (adding a shower stall).
He's wasting more money. He may as well just reduce the price by the amount being spent on the bathroom conversion.

Just do what Vain did, write the "owner" investors of hopelessly underwater SFBA properties, and challenge their sanity, with more realistic prices, which apparently goads the "owner" into listing a delusional price, causing them to never sell their property, defaulting, and taking them out of the market as investors.
This could go along with Patricks thread on accelerating the real estate collapse.

He might have had him if he wasn't unrealistic about his list price. You can tell he hesitated between $529k and $549k. If it was $529k, the buyer obviously should have picked 233 Dennis rather than 345 Dennis as it is more superior.
Interesting that 345 Dennis' owner is also the listing agent, and also the selling agent.

"Great home for entertaining - good layout and open floor plan. Views of the East Bay from the yard. One garage has been converted into a family room."
Not so sure about the legality of it. But there's your extra square footage.

It may sell for $420k. But it'll be tough in a market like this. The demand for his house just isn't there. The investor did not do his homework as to what type of buyers purchase here, and what type of properties they are looking for. Unfortunately, he has picked the worse possible type of property there.
I passed by the property on foot recently. The new metal parts outside are getting a little rusty and has cob webs already.

The buyers here are interested in expansion potential. It either is a 1 floor home where they can expand up. Or a 2 floor home where they can expand down.
Now here at 233 Dennis Dr, you are stuck in between. The foot print of this property is too small. I do not think they are approving floor plans to enlarge the foot print easily these days in this area.
Stucco has proven to be a bad material as an exterior here. The seller should have remodelled it with siding instead.
I don't see many flipped homes sell in this area anymore. Majority of the buyers here can (and want to) do the work themselves.

I've noticed agents try to give themselves fancy titles. He's just an agent with a broker license (Broker Associate). He's not the owner.
These RE Agents claiming to be specialists of this nature should be a conflict of interest. All he wants is for you to list your home via Short-Sale with him. He gets nothing if you do a loan mod, or if you get foreclosed on, or if you win the lottery and pay off the property instantly. It makes perfect sense why one should steer you towards a Short-Sale. But not all agents are like this. There are honest ones out there ;) You just have to look harder.

Sold for $538k. How did anyone convince someone to overbid on a property that's been sitting for so long with no offers? Maybe the seller credited the buyer a portion of their downpayment back outside of escrow.
