wrong. We've seen consistant economic and job growth for over three years now. deepcgi says
WHO is going to be the first-time home buyer? If they can't get loans based on liar-loans, then how?
In Phoenix, and honestly most non coastal real estate markets, prices are actually still quite low. The median in Phoenix has risen from $113K to $180K, and even an FHA mortgage on the median home would have a payment less than rent. No liar loan needed at all.
Screw living in CA.
People have finally taken to the idea of using dirt-cheap crystal clear high-definition video conferencing if you deal in Ones and Zeros like so many of us do. My competitors in California and Seattle can't possibly compete with my low overhead. Screw living in CA.
why austin? why not move to Bali?
Get ready for worldwide, simultaneous, multi-currency meltdown.
Do you have an extra tinfoil hat you can sell me? deepcgi says
Is it because it's been 35 years since the last round of high interest rates and inflation? YEP.
high inflation eventually helps housing prices... Especially for someone like me, with long term debts under 4%.

yes, I sold 4 properties in late 2004, early 2005. i parked the money in a 2 year note, thinking that would be long enough for the crash... miscalculated that!!!
Last year, as I saw supply dry up here in phoenix, I quicked my pace of buying, and now have 15 homes.
Here, I'll write it in Haiku form for you:

You've asked me a bunch of questions, but you never answer mine. Why is that Bob?
more bullshit from the forum resident idiot.
why should anyone take advice from a broke old dude like you, david losh?

this is how I want to spend my days, when I am an old guy: cleaning somebody's kitchen for $20 an hour!

I think, if that is a strategy, that Real Estate is done.
you don't think. You don't even know what thinking is... You've been saying "real estate is done" for two years, meanwhile prices in your town seattle have gone flying up..., both IWOG and I have seen great appreciation. you don't even address how you were so wrong 2 years ago, and keep right on giving bad advice.
I get that mom, dad, and the kids want a house to live in, but they have other expenses. If rents continue to rise you'll find fewer consumers for your home.
really? people will quit renting? are they going to buy, which you claim is bad, or what, live in their cars?
Investors can find better returns in apartments, or scaled development than buying houses.
BULLSHIT! I looked at apartments over the past five years, and single family homes and condos dropped far further in price. This is typical dumbass david losh, post something as if it were a fact, when he doesn't have a clue what he is talking about; otherwise, link some apartments for sale that are better deals, actually back up something that you say with a FACT. (that would be a first time ever for you) David Losh says
When we start seeing price appreciation slowing more investors will sell. I see it later this year, and the next.
you didn't see the last two years price increases, but you still insist on giving us your forward looking statement! You have unmitigated gall to think your opinion, which has been 100% wrong, is now somehow meaningful.
A young poster on activerain shot your bs down with the best line: "why would I take advice from a broke ass old dude?"

Would shorter amortizations make the housing market safer?,
robertoaribas said:
It would be safer for everyone for their to be no downpayments all all, only cash or FU.
Prices would be much lower and responsible people who save could pay cash.
It's exactly the maximum-debt-for-plebians system that keeps the 1% in power.
sure it would.
Rents would be much higher, and only the ultra rich could afford to own rentals....

Nice try ASSHAT!!! But Double FAIL!!
wow, you are even stupider than I though!!!
rents are set by supply and demand; NOBODY will pay more rent, simply because the landlord's expenses went up!
So, seeing my taxes go up does NOTHING WHATSOEVER to the rent I can charge!!
not to mention, all of my homes are on leases, so I couldn't raise any rent for around a year on any of them, even if the market would support higher rents.
Triple fail for you! I know you don't like me, but I had no idea you were this stupid!

He said he was drugged.
well, that proves it then. I mean, if he said it, it must be true.
it doesn't justify the killing, but it certainly ain't murder then.
no, actually, it is murder then. You REPORT crimes, you don't wake up the next day and avenge them.
unless they find other incidences it seems strange to suddenly murder someone.
well, I'm pretty sure most murders do a first one; I guess anyone ever accused probably didn't do it, because most of the time they hadn't done it before...Like Jody Arias, hell she never killed anyone before, so no doubt her guy had it coming too.
but come to think of it, i'm going to point out just how stupid your "logic" is:
you say "he wouldn't be murder cause he didn't murder before..."
but what about he hasn't raped anyone, so why do you jump to the idea of him raping the kid so quicklY?You are not doing yourself a favor if you can't think logically without gender bias
No gender bias at all, though I'm not surprised with the weak think you'd jump to that. Jody Arias was guilty as hell too.
Would you have said the same thing if it was a female 30 something vs a 78 year old male?
well, yeah since I just did with a 30 something against a 30 something male.
Why do you think he would like to have sex with 78 year old men? Certainly not for the money,
probably for the money, or maybe there wasn't sex, he just killed the guy... time will tell.
I am surely glad you are not a professor of law ;)
why would I care what someone evidencing no thinking ability at all thinks I could do?

yeah, if they had a sexual encounter, it had to be rape. and, he couldn't leave, or call police, I mean a 78 year old guy would kick your ass...
so, murder him and go on the run is what anyone would do...

infanticide occurs throughout nature too; rape occurs throughout nature. So, I'm not going to say if something occurs in nature, it is therefore ok. Mind you, I'm on your side on this argument, but I'm not sure that is your strongest case you can make!

But what if oldsters retire to another state(eg NYC to Florida)? Should they pay school taxes in Florida or NYC? Is it fair that they pay lower taxes in Florida when they and their kids attended school in NYC?
as our system is set up, you pay school taxes primarily on the property you live in, so thats the way it is...
I don't have kids, and can't have kids. I still pay school taxes. I actually even vote to raise them as I support education, and want to see it improve.
Right... of course you want school taxes raised.. not biased are we??? Coming from a guy who teaches at a community college...
SCHOOL TAXES refer to public school i.e. K-12. I voted to increase that portion of my property taxes to help out the public schools, which won't help out the community college district one cent. with 15 homes, that actually means I was voting myself a 15fold tax increase compared to a person who has one.
nice try ass-hat, but FAIL!

actually, you are an idiot. the deficit is falling faster RIGHT NOW, than almost any time in history. The sequester is only a small part of that, the improving economy is the biggest part.
the non partisan CBO office put out estimates of the deficit: $640 billion this year, down from over a trillion last year. That will in fact be the lowest deficit since 2008.

If you weren't joking, that's a shame. Some of the street food in Asia is spectacular. And that is not a joke. And to say that locals don't eat it is even more ridiculous.
He is totally full of bs!
even in ultra high tourist areas of bangkok, like sukhumvit road, you see 1000's of westerners walking right by the street food vendors on the soi's (side streets) meanwhile all of the pre-school sized plastic chairs and tables are filled with thai people. I even had trouble ordering lunch at some of them, they have had so few foreign customers they haven't bothered with menus or learning enough english to take an order! Where do you think all of the thai's working in the hotels, stores etc eat? $10 lunches in fancy restaurants?
At first I went to starbucks everyday, until I recognized/ learned how to order coffee in thai from the street carts. $3 latte in the morning? I think $0.50 for a big assed street latte sounds better, hell I'll get another one over ice later!
If you wanted one step safer, underneath many malls, there is a local people's food court. You have to buy tickets, and use or return all of the tickets that day, cause they expire the same day, and you pay with tickets at the various stands inside. I'd get a big spicy salad, plus another dish, plus some kind of fruit juice for a dollar or two, in bangkok. In a smaller city, it was cheaper. I had made friends with a thai girl who sold timeshares, so every year when I arrived in bkk, she'd set me up on 3 or 4 of the stupid presentations, and then take me out for a good dinner and drinks for each one! (she made $50 or so for each appointment she set) She showed me all of the best authentic thai places to eat around there, and showed me the safe and good places to get thai street food.
You can get poisoned anywhere; my girlfriend got food poisoning from a famous scottsdale restaurant near where we live.
