Not worth more than $400k based on rents for equivalent units.
So selling at $475K means $75,000 just for the joy of calling it "mine". That's an expensive warm fuzzy feeling.
We currently rent a unit with the same floorplan for $2450/mo - only that ours is remodeled even nicer than this one, including Viking stove, high end granite, multi-head shower, soft-close drawers. These townhomes are nice and the community is not bad (even though it's dominated by older folks and they've got ridiculous rules at the community pool, such as "no Marco Polo!!").
Garage is oversized, some people squeeze 3 cars into them. Patio is very small. Both the Ocean and the Marina are only 400 yards walking distance.
