Good article, although it doesn't mention the almost 30% of sales that are all cash and are totally screwing up the comps.

Hopefully the investors and would-be-landlords have shot their wad this spring, because we've seen two houses we'd like to buy that are listed at almost 100K more than comps. The sellers are in trouble but saw the spring feeding frenzy. Those houses are just sitting...and so are we.

I like Zillow & RealtyTrac interactive maps. Going to any locale & finding foreclosures that aren't on the market can really make me say Uh oh.
What is the true shadow inventory? Beats me.
