Patrick you don't just pay any amount for a good location, You take what you can afford in rent then search your market for good locations with a view to not paying more in mortgage payment and expenses than what you would pay in rent. I know it is harder to do today but not impossible. California is still mostly way overpriced and I would probably not buy in many parts of it. If you are prepared to wait as long as it takes you will get what you want.
