Unknown, Not on MLS, by Oxnard and Laurel Canyon

Once again, I stopped at an open house cold while driving around the San Fernando Valley this Sunday, January 6, 2013. I parked across the street, noticing the garage was full of home improvement materials. I was greeted warmly at the door by the listing agent and given the star treatment tour. The house is laid out well, the dining area flows into the new kitchen, then to the living area with two bedrooms and a bathroom in the middle. Further down a hall is a large third bedroom with bath and finally the master suite with huge walk in closet, sliding doors to a small back yard, and in room master bath. The entire house has been redone with travertine tile, recessed lighting, wood floors, tasteful fixtures, and is completely painted. After the star tour, I ask what the price is, 569k I'm told and 'prices are going up, they just are' (I admit, I liked that added statement) I politely said that is good for 'you' and she said 'It's good for the eoonomy too'. Again, cannot agrue with that. She asked if I would sign the guest book, I abliged. I didn't think to grab a listing sheet, (I'm not the picturesque 4 bedroom 3 bath house buyer.) I was given a business card. I would just find it later, so I thought. The card does not have a website, there is a real estate office listed but the house is not shown on that website either. My take is the listing agent I met really wants to sell the house by herself. But this means there are additional properties for sale that are not listed for the public on the MLS sites..

I assume that you didn't use any of your real information when signing the guest book?

Actually, yes, I gave my correct email and cell phone number. For whatever reason, I was given the star tour of the home.
Patrick.net maybe? I have not heard anything from the Realtor.

We have been in the market for a year now--but very casually. We have given up on the bs MLS sites (even the ones you provide fake information for "private access", pffft). Only the crap seems to show up there.

Our typical Saturday afternoon is spent driving home from lunch through one of the 10 neighborhoods we like (Beverlywood/Cheviot Hills/Miracle Mile/Hancock Park) and going up and down streets in search of new For Sale signs and open houses. At least half of these houses are not listed anywhere publicly that we can find.

My guess is used house salesmen don't need to list them anymore since the inventory is so low compared to demand, and they can get plenty of interest from walk-ins like us.

No doubt her "good for the economy" speech garnered 10 offers on the spot. No need for your number. . . .

After 3 years, a property has come available in a complex that I like and with the features I want. I am going to see it this weekend.

Sure, prices should have corrected more in California, but they didn't. I don't see any change in the system happening soon.

Maybe more details later ?!
