I am getting interested too, but I am thinking I missed the boat for this tide anyways. I did buy a nice house for myself and it has gone up sharply-for my area.

ditto.... perhaps we'll just have to wait for the next downturn and be ready when it comes along.
At some point I want to have some real estate in my portfolio (other than my primary residence) for diversification purposes... sure there's REIT's, but I'm seriously thinking about pursuing commercial and or rental properties in my area. To date, I have yet to find anything that works out on paper.. it seems to me the cost to get in is too high, and return is too low.
