There's no reason for the price of lumber other than it keeps the price of housing high. As it is kept in range with metal studs.
There a lot of land in Central and North Florida as well as Georgia that used to grow a fast yellow pine lumber. Mature trees in 5 years. They haven't been replanted in a decade or two. They aren't developed either, just left with wild scrub and cabbage palms. The replacement value on a house is $250K on 1700sqft in most part due to inflated building materials, and the unnecessary builder grade standards of materials they chose. Formica Cabinets and counters were sustainable, they could be resurfaced and kept for the life of the house. Now they demand Stone Counter tops, and cheap mass produced U-Build cabinets for an inflated price. The new cabinets don't stand the test of time. The stain on the shelves and around the handles on our Coffee Cherry Cabinets we put in, in 2010. We already wish we had the old school formica counter tops. As the granite counter tops eats up our dishes chips them when you set them down with any zeal other than a soft hand. Building a 1700sqf - 2100sqf house is overinflated by at least $100K or more.

The realtors are the second largest bribers of Congress, and the bankers routinely revolve in and out of top government positions, so we're fucked. They run the country and make our laws. We do not. Game over.

Ordinary people:

1. Do not have time to really understand how they're being fucked, because they have to drive for Uber and rent out their apartment on Airbnb and sleep outside.
2. Do not have money to donate to a "citizen's lobby" if there even were such a thing. Only the rich and rich corporations have the kind of cash necessary to lobby.
3. Have been thoroughly distracted with deliberately divisive crap about tranny bathrooms and made-up "unconscious racism" and #metoo so they don't even pay attention to the real issues, which are not even on the menu of acceptable topics presented by the MSM.

Good observation. Technology can reduce cost of construction by a certain number of dollars. In ultra high cost areas it will make little difference, because most of the cost is land and permitting. In San Jose the permit fees alone exceeds the national median price of homes.
How do you expect public employees in San Jose and California to retire in their own island if they can't charge ultra high fees for building permits that pay for their island.
Ridiculous government pensions is a major factor for the high cost of housing in the BA.

ROFLOL. Mature christmas trees maybe with some luck. Try 25-35 for loblolly or slash pine and 40-50 for longleaf. Never let reality interfere with a good fantasy.
