Single family housing zoning is main cause of housing shortage

Let me fix this for you:

Population growth is the main cause of housing shortage.

Let me fix this for both of you:
Not allowing more homes to be built is the only cause of housing shortage.

You only need more houses because there are more people.

Wrong.

That's like saying: You only need more cars because there are more drivers.

Bad analogy. New cars typically replace older cars taken off the road. Are the new houses only built when an old one is torn down? And by the way, if you do get an increasing number of cars on the road that does means more drivers.

I’ll agree that the places where housing shortage is the worst are the ones without high density housing options. If you want to build a world class city, you need to build up, not out. The LA basin and the Bay Area are classic examples of sprawl, creating traffic nightmares everywhere and high housing costs because everyone wants a SFR in a good hood.

Some nice classy high rises of upscale condos would be perfect for all those high tech workers who don’t have time for the upkeep on a SFR anyway. The way LA and the Bay Area are designed, they’re an absolute mess. The only way it works is because people have work around solutions for the chaos.
City planners and bureaucrats don’t care as long as their paychecks and pensions keep rolling in.

You can't control the number of people coming in, but you can control the number of homes being built.

Cost of living takes care of it.

Housing hasn't kept up with population. Bring in several million illegals, you will run out of housing fast. We simply need more houses, more SFR's. Not apartments.

Cost of living has a limited effect on those with high paying jobs, property owners, and those with a high net worth. That is why the BA and California population keeps increasing.

Eventually it wiil reach equilibrum. If population keeps increasing it means that housing is affordable enough. It's not like people are held or relocated here against their will.
