I think that would just drive more single family units into the hands of rent seekers.
I say impose a Federal Property tax every family house over two in any port folio corporate or private.
Also tax vacant rentals, so they can't game the rents by keeping units off the market in economic down turn.

No tax on primary residence and higher tax on vacant land would be great.
