CA is fucked. Renters already outnumber owners, and it's only gonna get worse. Because all the fucking hippies think that humans must be piled on top of each other, we are a cancer for the planet in their eyes.

Laws favor renters or wealthy landlords, average homeowner/landlord is fucked by laws here.

Yeah, remind me again why mass immigration is a good thing? I kind of liked things better when the roads weren't completely clogged, we didn't have water restrictions even in years of record rain, and houses were reasonably affordable.

CA (area 163,696 sq.miles) is large enough, and increase from almost zero tax on vacant lands that will encourage to sell it to builders to build few cities of size San Jose (180 sq.miles) to solve some of the problems.

Low but equal tax for all (not just for few):
Reduce 1% tax (if necessary) to all and repeal Prop 13 so that all locked up properties will get back to normal market cycle again.

I agree with your Prop 13 proposal (and I'm now even benefiting from it somewhat). I like the idea of California having the total state-wide property tax revenue increase by 2% (or whatever) every year; if house prices in the state double, then the percentage paid on each house gets cut in half so that the tax revenue is hits the target. The only people paying more all of a sudden are those whose house value massively increases relative to all the other houses.

What I see is that there are going to be more and more apartments in California (that's all I see in new construction in Sunnyvale). When 51% of the voters are living in apartments, homeowners better look out!

This is what happened to places like Manassas Park in Virginia going back about 15 years ago. Now that place is depressed and unlikely to undergo gentrification for a long while.

You had many children of different families (i.e., all claiming to to be cousins) under one roof as tenants. It overwhelmed the local public schools, and they were forced to raise taxes just like Los Angeles is going to have about a 7% property tax increase.

Absolutely right. Not just Manassas Park, but all over Prince William County. Once this mass illegal immigration occurs, the place turn permanently Blue, as it is ripe for "vote harvesting."

This is exactly my thinking, too. I think about selling my Sunnyvale shack and fleeing California pretty often. I might even sell the shack and rent if I want to work a bit longer.

Question: if I move out of state before selling my shack, will California still collect state capital gains tax on the gain? (I'm guessing yes, but I can always hope!)

Look at the crowds and congestion and concrete canyons in Shanghai, Hong Kong, Mubai, Bangalore, etc where the folks who are willing to pay, to set the market prices and market rents, are coming from. You don't even have to travel to those places, just look at photos of it on the internet.

Comparatively, we are the Wide Open Spaces, at Bargain Prices. And we have an abundance of "undocumented" migrants for them to exploit once they've settled down here in our Wide Open Spaces.

Yes.

You may also be audited to prove you moved out of state when you try to not pay what they think are your other liabilities. No joke. You can't just use any old evidence either so definitely do your research to collect the proper documents and the correct times. I think there may be some other formal loopholes you need to do but I don't recall what they are.

Shit. In the early 80s they tried to go after my dad's Air Force retirement when he retired in Texas even though he's always been Texan and only spent one 2-year and one 4-year tours here. We even had Texas plates when I was a kid here because military can select their state of residence. So they couldn't have his shit back when he lived here either. Didn't stop the fuckers from trying though.

Yes, when I was stationed in California, we were briefed that CA wants a percentage of retired pay based on time the retirement pay was "earned in CA." That i, if you were in for 20 years, and were stationed in CA for two of those years, CA wanted to apply tax to 10% (2/20) of the retirement pay. Good thing the Air Force does not cooperate with this. However, should your dad move to CA later, they will hit him with back taxes for the time living in Texas.
