Flippers are just as any businessmen. They are trying to make as much profit as they can through some person that is willing to catch the bait and there are plenty in America to pull that bait.
Its called reselling. Half the country is probably directly or indirectly involved in reselling or a company that resells products.
People who hate flippers need to look in the mirror and ask 'why do I hate capitalists?' Is it jealously? Certainly there are PLENTY of communist countries you could emigrate to.....but the waves of people are instead moving from them to us. So obviously this is a superior system.

In some industries, we call that speculation. Not hard work.
That said, flippers have to be much smarter now than they were during the boom. Any amateur could flip a house during the boom.
I was talking to someone recently who lives 'uphill' (east and slightly north) from this house. Their high schooler was mugged, I kid you not, taking out the trash in the evening. That said, it was definitely a crime of opportunity (or as they say, bad timing) as trash day coincided with some not so nice folks strolling through the neighborhood.

I'm not sure how far east and north, you're saying, but the area SE of Lake Merritt has had an increase in gang activity of late. This has had a downward effect on the prices here out of proportion to what would be expected.

I have not heard that before, but my guess is that it has something to do with the shutting down of the Parkway Theater.
Been seeing this pop up on Redfin's "nearby similar listings" as I am looking at places around the area.
