Hello guys and gals!
After speaking with Patrick he thinks this will be a good experiment, so here we go:) I managed to get a great discount on a local property, and I bought it! Only hitch is I'm currently in an apartment lease that I am breaking. To help my landlord I am helping her locate a new tenant.

The apartment building is 380 Talbot Avenue in Pacifica, CA. It is an updated 1bed/1bath 800sq apartment, situated at the top of a hill overlooking the Pacific ocean! If you're not familiar with the area, it is only 20 minutes away from downtown San Francisco, 20 minutes away from beautiful Half Moon Bay, and only 10 minutes away from the Colma BART station!

I am very motivated to not worry about paying for an apartment I do not live in. I am currently renting it for 1450/m + utilities. If the landlord is requesting more per month, to help subsidize the cost I will provide you the remaining amount on a one year lease at time of signing. Meaning if the going rate is 1550/m. I'll give you $1200(100 difference * 12/month lease) in cold hard cash *literally*. If you have questions/comments/flames, let me know by commenting on this page.

Just an idea, I would be oh so careful giving up front 1200 I would think you give land lord the 1200 to ENSURE it used to pay some of the rent.
But I am sure you are way ahead of me on this and much more, and I am worrying about the small stuff.

By the way folks, this wonderful dog you see here in this pic. Passed away last Monday and he was my life, he was only 8 and the kindest soul and gentle animal ever! His name was Max, or Beagg's or Pal, (It was Max)

Of course that is the plan to pay until another tenant is found, that is in my lease. If paying someone $1200 helps the process go quicker, than I view that as a worthy investment..

Putting down my 14 yearold lab a couple of years ago was one of the worst days in my life.
