I have been in the market for about 2 years now. Various reasons for the long duration including personal uncertainty with job / job location, market uncertainty, and financial planning...But, I have been watching the local listings very closely and following the market. It has been quite supply constrained for a while now, and over the past year we have seen prices increase around 8-10%.
We put an offer on a house the other day -- we made a nice clean offer, about 5% under asking. It had been on the market for about 5 days. 5 offers, 2 full price. Maybe we will get the next one.
This is central Denver -- the suburbs are a different story.
