Good luck with that. There is so much toxic anti-AirB&B sentiment throughout CA. Just try getting away with it until your neighbors narc on you. Remember comrades, it's the duty of every property owner regardless of size or wealth to contribute to the local housing stock.

Actually an ADU can legally be used for any of these purposes.

Need advise:

We are on a horse property with lots of space and panoramic views. Does anyone know:
1. How big can the ADU be?
2. If they allow 1200 sq ft, can I have 4 small units or 2 units?
3. Would tiny homes be most economical?

I skimmed through the text of SB-1069 and didn't come across anything that codifies a homeowner's right to build an ADU and AirBnB it out. What I did find, in fact, states that local agencies CAN impose anti-AirBnB restrictions:

(3) This subdivision establishes the maximum standards that local agencies shall use to evaluate proposed accessory dwelling units on lots zoned for residential use that contain an existing single-family dwelling. No additional standards, other than those provided in this subdivision or subdivision (a), shall be utilized or imposed, except that a local agency may require an applicant for a permit issued pursuant to this subdivision to be an owner-occupant or that the property be used for rentals of terms longer than 30 days.

Each city and county has some discretion regarding size etc. That information should be available on their website.

So this is how it's going to work: some greedy and gullible fucks will put these ADUs into their backyards salivating at the prospect of earning MUCHO DINERO from renting them out on AirBnB. Once enough units are buit the city will severily restrict short-term rentals forcing them into long-term leases. Next step - rent control.

This is really a great alternative for empty nesters who don’t want to move, or lose their prop 13 benefit. They can build an ADU, move in and then rent their old house!

The value (cost) of the ADU will be added to the value of the property when it was first purchased (+ 2% a year).

I am personally opposed to prop 13.

Seems like it will have a worse affect.
If grandma purchased a home in Huntington Beach in 1958 for 50K, and the cost of the ADU is 50K today, you would be paying taxes based on 50K + 2% compounded over 60 years? Does not make sense.
All they will do is add $50K to value of the home, and that's it.
