If the cost to build, cost of land and permit fees are so bleeding expensive like they are now, how could more housing be built at affordable prices?
2   Blue   2019 Dec 25, 3:43pm

Affordable housing is subsidized housing. That would translate to under market pay to these folks.
Employers are the real winners by not paying market rates.
Property owners are winning as the developer move the cost to un subsidized units and bump up the price.
Politicians are winning as keep selling sugar coating affordable housing, though its very small percentage.
Media is winning with ads.
The real loser are general population.

exactly, supply demand!
4   tovarichpeter   2019 Dec 25, 4:20pm

Affordable housing is a housing supply that is not artificially limited to increase demand I.e. high density housing.

Plenty of empty land, why aren’t they building there?

Hint: because they don’t own that land and won’t make a killing from improvements.

Average wage in LA County is $63k a year. I don’t know what average household income is, and I think it’s an unfair measure due to a million illegal aliens in LA County.

But let’s say the average middle class family in LA makes $100k a year. Not a number completely pulled out of my ass, but close. That means an average home in an average neighborhood would need to be around $350-450k to be “affordable”. We are in no way shape or form close to that number and all the govt subsidies in the universe won’t get us there.

Which is why you see so many people leaving and the other western metro areas that truly are affordable increase in population.

The headline in a SJ Mercury article this morning, "Exodus Stalls Bay Area Growth". Yes I read the article. Not going to put a link due to the paywall.

People, jobs, opportunities.

What's Left Behind here is the Opportunity to pay too much for housing, pay too much taxes, spend too much time in traffic. That's an Opportunity to Fail.

What kind of skills, jobs, and work ethic do those people generally have? Seems like hunter/gatherer lifestyle is about right.

Petty theft, begging, and dumpster diving is their main source of income.
