I looked into modular custom homes a while back. Guess what the biggest 'deal killer' aspect of it was, price wise?

Fucking crane rental and even sometimes you had to pay the operator who came with said crane (as opposed to your modular home construction contractor). That can set you back like $20k+ per day, just there.

Cost per square foot zooms when you factor that in, along with foundation (although some modular home construction firms include that), etc.

But for multi-unit construction, I can see where the modular approach can break even or even be cheaper, as cranes will be needed even for traditional construction of such buildings in most cases.
