OK, San Francisco real estate is crashing, but who cares? Don't want to live there.

Wealthy Homeowners In 'Mad Rush' To Flee San Francisco

"There's a mad rush to get out of the city," said Ginger Martin, a real estate agent with Sotheby's who concentrates on high-end properties in the San Francisco Bay Area. "What I'm really doing well with right now is anything that's turnkey."

The virus pandemic, economic crash, and social unrest has resulted in wealthy folks in the Bay Area ditching the city for suburbs.

Bloomberg notes demand for real estate is soaring in the rural communities of the Bay Area, from Marin County to Napa wine country and south to Monterey's Carmel Valley, brokers are reporting wealthy folks are leaving the downtown area. ...

It's unclear if the exodus from city life for country living is short term to escape the chaos in San Francisco, or if this trend is only in the beginning stages.

Ed Glaeser, an urban economist at Harvard University, said the latest events playing out in American cities suggests "a large suburban home is going to become very attractive relative to having urban space."

A combination of the virus pandemic and social unrest could "delay a recovery in the appeal of urban areas," said Deniz Kahramaner, the founder of data-focused real estate brokerage Atlasa.

Not too long ago, we noted how demand for rural and suburban properties increased since the start of the pandemic.

Smart money is quietly leaving big cities -- and, by the way, they're also leaving many other metro areas across the country.

I think it's long-term. As long as violent leftists are around, no one is safe.

Texas had better start curbing this shit while it is still curb-able. It used to be kind of fun when artsy fartsy, but it has gone beyond the pale with the Blues promoting insurrection, sedition, subversion, and now, turning the cities into ruins as a means to an end.

They are called neuticals - they are fake testicles given to male animals.

Why would such a thing exist you may ask?

The one case I heard of it, is when I was in dog rescue, and some breeder was doing show for his dogs. Show basically is having your dog evaluated for fitness to reproduce. Well, the dog has to be pretty much "perfect" for its breed to get that. This breeder had a good bloodline, but apparently one of the testicles of his champion puppy (now an adult dog) didn't drop - so he put in a neutical surgically.

The judges check for such a thing, but checking the scrotum (yes, the judge does sexually assault all male dogs) the judge was quite surprised to find 3 testicles.

Dog breeders are nuts - but so are people that do dog rescue.

My brother in law had testicular cancer and lost one of his. He got a plastic one to replace it. Idk why, maybe he was leaning to the side? He still managed to knock up my sister, and yes the kid is obviously his.

I'd want a replacement too. One GIANT ball next to the live one. Maybe I could get it to serve a dual purpose like being a battery charger or something.

Don't give a DIME to ANY dog rescue organization unless you are actively in it. Not saying they are a bad organization, but trust me, there's a lot of bad organizations out there that seem like good organizations. That pretty much goes for anything called "a charity". A charity is nothing more than a non taxable corporation - and it is a corporation, with a president, a treasurer, and a secretary.

Heck, if you want a dog, FOSTER for one with a rescue. If you're allowed to have dogs now, do fostering. I highly recommend this as a method to chose a dog.

I thought I liked Huskies, until I had 3 of them successively. They are aloof, ALL they want to do is play. Fine dogs - for somebody else. Thought I liked Border Collies, and I do, except they are neurotically crazy smart, and they are extremely active. Fine dogs - for somebody else. I am not a good BC owner.

Now I thought I liked Samoyeds - and I did. Had a 1/2 dozen I fostered for. I kept the best two out of that bunch. Samoyeds are incredibly difficult to own though - gorgeous dogs, which are incredibly difficult to own, which is why I had pure bred Samoyeds for free.

You might be like "Oh no, I couldn't POSSIBLY give up a dog I fostered for" - trust me, it goes to a good home, and there are times like "thank god I don't have to have that dog for the rest of its life." Everybody in the dog rescue is a freaking dog lunatic for the breed, if you run into a problem, somebody in it will be like "this might fix it", and it does. You automatically have a group of people you can dump the dog off on while you go out of town.

I'd honestly say if you even want to own a dog, join a rescue, participate.

Also, most dogs - you are either getting from an owner surrender that really feels bad that they can't take care of the dog anymore, or is being pulled from the shelter. My group, if somebody wanted to surrender a dog off on us, I think we charged $50 or $100 to allow them to do this. If they wouldn't pay this PALTRY amount (the dogs are at least $1000 from a breeder), we'd monitor it once it hit the shelter. If it went to the shelter, and nobody adopted it by the time that time was up - we'd discreetly pull the dog, and never tell the person that abandoned it we saved the dog - that is, if we had enough room in the rescue to save the dog. Sometimes, we didn't and it really was euthanized.

And really, you'll find out you never save a life, you just extend it. I had both my dogs for 14 years, but I still euthanized them in the end, both near 16.

Huskies and Border Collies are working dogs, you have to give them something to do or they just ain’t right in the head. Huskies are hell on wheels with snow and sleds and pulling things and running. They want to be sled dogs.
Border collies want to herd things, people, cars... sadly. That’s how mine died when I was a kid. Terrible about chasing cars.

Samoyeds are sled dogs too. They were created by the Samoyedic people of Siberia. You would know them as the Nenets, because "Samoyedic" sounds something like "man eater" in Russian. 9 dogs were pulled out of the area, which were all white - then the Iron Curtain went up - this is why all Samoyeds are white in the West - some with what is called biscuit (tan) in their fur. The original dogs area also red and black, but not in the West.

The dogs had 3 jobs. The pulled sleds, herded reindeer, and slept with the kids to keep them warm. If any dog showed the slightest aggression it was "prevented from breeding" - which is a nice way to saying it was killed. You may argue with methods, but trust me, they are the most affectionate dog on the planet.

Where they are difficult to own is to keep their coat untangled. You have to brush them out constantly. Also a perfectly white dog that looks completely clean, can be entirely filthy. I used to bathe my dogs about once ever 1 or 2 months. The water turns BLACK. They take 2 days to fully dry, one full day to comb them out. Huskies are EASY to deal with in comparison.

When I was a kid, nearly all of our dogs were hit by cars. Every dog we got I think with the exception of one, was abandoned in our area. I grew up in this tiny town of 600 people. People from the city wouldn't want to send the dog they no longer wanted to the shelter so they'd drive it out to the country to "set it free".

Here's what happens when you set your dog free in the middle of nowhere - they slowly starve to death. IF they are lucky, they run into somebody that takes pity on them and they are taken in. They aren't often lucky.

Some people just shoot the animals, it's an easier death. It's not like you can have 10 dogs and the dogs that figure out how to survive in the wild can be real trouble. A wolf will kill sheep for food, but a dog - a dog will kill sheep for fun.

Anyhow, I'm just not smart enough to have a border collie. They are great, as long as my neighbor has one.

I have nothing against pit bulls, or really any dog, and I know they are fine dogs but -

That's a living teddy bear. They are super hard to own, they have a perfect personality for me, but they shed and shed and shed and shed. My dogs has been gone for 3 years and 7 years, and there's still hair everywhere. It was worth it.

All dogs shed, but Samoyeds literally have 4 times the amount of hair because their hair is so fine. You can knit their hair, I almost considered it, would have been nice to have a sweater I could wear without worrying about getting dog hair on it. It's superior to wool, much finer. I had two dogs for 14 years mostly simultaneously - that's cracked me. I'm done. I was an excellent dog owner, which is why I'm done. Maybe I'll take up fostering again but I can't go through a full life cycle again.

Both my dogs were abused before I got them. One from neglect, one was beaten. You spend a lifetime protecting them, fixing them, working with them, and then you eventually kill them. I have no doubt I did the right thing, but I'm not going to go through that again. If there's an afterlife, they better be there, or I'm going to kick god's ass.

Haha, I'll do my best.

My dogs were better dogs than you or I could ever be a human being. IF there is an afterlife, which I greatly doubt, they certainly deserve a place before ANY of you do. That's the terrible thing about having a great dog, it is eternal regret. I will regret euthanizing my dogs until the day I die. They were in pain, nothing could fix them, but I'm still responsible for their death. I'm an eternal asshole and I did the right thing, but still I'm an eternal asshole.

I was an exceptional dog owner, but the last two dogs, just broke me. I'm never repeating that. I will forever miss them. My parents went though the same thing, and I didn't understand why they refused to get a new pet - now I do. I was an exceptional dog owner, but I still feel euthanasia was inexcusable.

I've hesitated about responding to this.

First, I never wanted a dog. I wanted to do dog rescue. I had a very screwed up dog that was neglected. The neighbors of some family moved away and dumped the dog on the neighbors. He lived in the garage for about a year, until the family decided to send him into a rescue. I was the foster. He had problems, he was desperate for attention, but as I was combing out all his dead year old fur, which is painful, he leaned into me. I was ripping out dead fur, filled with fleas. I was the first person to give him attention in a year.

I did Samoyed rescue, and he was a mix so nobody wanted him. I bathed him, kept him clean, trained him. He had separation anxiety meaning fear of abandonment, I could write pages on how to fix that, and it takes days where you exclusively work to fix it. I had him for 6 months until finally a family came down from San Fransisco to evaluate him. I met them at work and they walked him for an hour, but the foolish father asked me a stupid question "are you sure you want to give him up?" - and I realized then I didn't. And I told him that. I felt a little bad about wasting several hours of their time, but I don't regret it now. I was truly the best possible owner for that dog.

I ended up with my second dog that was taken from a puppy mill in Georgia. She had been adopted by some dicks in Tahoe who obviously abused her. If I yelled at her, she would immediately urinate. Even if I was slightly threatening she would. You know what the cure for that is - you let her do it, and you don't punish her for it. Nobody else could deal with that behavior.

It's an awful thing to say, but animals who have been abused and neglected, they turn out to be the most grateful loving things you can imagine.

I turned out to be a great dog owner, but I would be a terrible parent.

Have you ever seen this experiment?

www.youtube.com/embed/mOUEC5YXV8U

I would have left the experiment. I am a very small anachronism. Most people that were the actual subjects of that test continued, and a fair amount ended up in psychiatric care. The majority is created entirely artificially today.

I have no obedience at all to authority, and I would teach children to have the same attitude. You have no concept of how difficult that is. If you actually have that, you will question your sanity at least several times in your life. It takes decades to document history to find out you were indeed correct when 10 years ago people were calling you paranoid and nuts for being a dissenter.

And when you are FINALLY proven right 10 years ago, there's no apologies, there's no "I'm sorry, I was wrong" - there's "Of course, I knew it all along".

I live in a country filled with crazy people. Only crazy people can have kids, and the very wealthy sane people can. This concept that people are independent and moral, it's a complete lie. The VAST MAJORITY of people are entirely controlled. You are told over and over again you live in a free country with a free press, because you do not. You are a slave, and I won't have a child in a slave system. But you will, and you won't fight it, neither will your children.

But I was a good dog owner. I could at least control that. Nobody cared what they thought, and it was relatively easy to give them a better life than you, or any child you will ever have, a perfectly happy life. Top that.

I have nothing against having children in this world, but I do object with other children. Nearly nobody thinks independently, in fact, they don't think at all. This is absolutely maddening to be correct, and getting no reward for being correct. You are rewarded for being obedient, not being correct.

A decade ago my cousin and I had a conversation which went along the lines of "Would you rather be miserable and know what is going on, or be happy and ignorant?". We both chose to know what was going on and being miserable, and we are. Most people are oblivious. There is going to be a slave race and a master race. That's going to be your progeny - most likely a slave race.

No offense, but I think the worst dog owners are children. There's a 10 year abyss in their brain. I'm pretty certain I had that as well though, so I don't mean to condemn them.

I used to do dog fostering for Samoyeds, they were popular for a time among Asians. Most couldn't deal with them so they dumped them into our group. They've fallen out of fashion, so for now, I'm done. Maybe I will do Malamute - they are similar in personality and difficulty in owning.

There is a pattern where dogs become "popular" and people get them to realize how hard they are to own. They aren't a stuffed toy, they require work. For some reason Samoyeds were popular in the early 2000's - now they aren't. People treat them like toys. When you work in foster/rescue, it's kind of hard not to hate people. People almost seem to think of them as an accessory to their home. Had a few messed up dogs.

I ended up taking in these dogs I understood nobody else could. Well, you never save a life you just extend it.

For me, having a dog, it ends in eternal regret. I made them every part of my life, but I still had to kill them when they were unable to function. Mine lived to 16, but I still feel like shit, when people have a dog that lived to 12 and feel nothing about it. I was attached, the people that killed their dog at 12 - they missed out, and I feel badly for their dog.

We all have a terminal diagnosis, dogs and humans alike, - mortality. We must strive to make the most of it, much of that effort is to help others on their terminal diagnosis journey. You can say that as their steward, you ended their suffering. Or you can say you killed them. How you view it and label it is a reflection of your values. I've had to euthanize three dogs and a cat. It was not a difficult decision. They were my loving companions, they were suffering. The vets lost lucrative clients (senior pets need more vet care), but the vets endorsed, and two times recommended, the decision. While "glad" isn't the right word, I'd say I was glad to be there for my loyal companions, in their moment of need, to make that decision on their behalf. Of course it is sad. But, no regrets.

The cool thing about SF-based Muttville rescue, is that they only foster and adopt-out senior dogs, whose lifespan is limited. These dogs need homes, too, and as you noted, rescue dogs make superb companions. What I learned from those adoptions, is that since we go into the proposition knowing it's for a shorter time than for a young dog, we have a different attitude about it: to make the most of the time we have, knowing it's not the whole 15-or so years. When the end comes, we knew that at the beginning. It's still sad, but easier to take. Sherri (the founder of Muttville) and the other Muttville folks know this.

It's kind of like the message of the movie Ground Hog Day. Yes, we are doomed. How we deal with our doom is our decision.

Oh, I know. I like feeling like shit having to put them down. I had them for a very long time. People recognized me through my dogs and I dragged them around everywhere.

There is a balance of putting a dog down. You can do it too early because of what a burden they become, or you can do it too late because you can't let go. My last dog, I'm pretty certain I waited too long.
36   Patrick   2020 Jul 3, 7:06pm

We had four pet bantam chickens, and it was quite sad to see them age out and die at about 7 years. We had to put one down at the vet, and even that was pretty hard. Chickens don't love you, but they can be pretty trusting, and it felt like a betrayal of trust.
