Oahu, Hawaii's most populous island, will now limit Airbnbs and short-term vacation rentals in a big way

Oahu, Hawaii’s third-biggest island, will now place further restrictions on where Airbnb, Vrbo and other short-term rental properties can be located throughout Honolulu and the island.

In a move that has roiled landlords and other short-term rental operators, Honolulu Mayor Rick Blangiardi — whose office pushed for the bill’s introduction to the city council — has signed a bill that would place significant limitations not only on where Airbnbs and Vrbos can be located, but for the length of short-term rentals in large swaths of the island.

The bill will require rentals in most parts of Oahu to have a minimum stay of 90 days, according to the Honolulu Star-Advertiser. Shorter stays, with a minimum of 30 days, are only allowed in properties located in areas with resort zoning — namely in Koolina, Kuilima, Makaha and parts of Waikiki.

As reported by Hawaii News Now, the legislation passed through the city council earlier this month with near-total unanimity — a vote of 8-1.

Wow, from what I can tell, it appears more restrictive than Ess Eff... now that's saying something.

I spent some time in hawaii a few years ago (before the volcano erupted), and while I was there I was scoping out many neighborhoods on the big island, thinking of buying some SFH for airbnb rentals. I'm glad I didnt. I heard a rumor "some people" (my guess is the hotel lobby) were trying to lobby the local govt to make changes like this, where they restrict short term rentals to resort zones. I heard they would likely grandfather existing rentals in, but I worried that even if they did that, it would still make demand to purchase SFHs fall off a cliff, destroying resale value, even if you get grandfathered in.

So I didnt buy.

The area I was considering most was over on the east point of the island, near Pahoa, and especially along the "red road" near Kapoho bay. IMO that area is the most tropical and beautiful part of the entire island, and property prices were surprisingly reasonable, and there were already a lot of airbnb listings in that area for amazing tropical hut style rentals. Back then (not sure about now) airbnb would let you see a properties vacancy for I think 1 year in the future, so you could easily tell which days were booked / available, and it even had prices for each day. This made it really easy to see how much the landlords were making, and it looked like a killing - many were booked near solid for at least 6 mo out.

But most of that area is now covered in lava. Such a shame - it was soooo beautiful there.

If I were dictator, I'd ban Airbnb's. If I'm going to buy a house, I don't want next door to be a fucking hotel.

There's a property literally across the street from me. The nice old Romanian couple sold it to some New York investor during the pandemic. Now its a BRNB, which in itself does not bother me, actually I have not had any trouble with any of their Guest one single time. But the huge problem for me is, the Lyft, and Uber drivers, that pull up for one of the guests and stop and stands right out in front of my house often even pulling over in our paved swell. They'll be there for five minutes, and I'll go out there and tell them to pull in across the street, they can't park in my yard or stop in the street creating dangerous road conditions in front of my house. They then start to try to argue or debate me, or tell me they are just staying for a minute. I've never seen them do it before. Finally I have to give them a mouth full of about 5 "Mother Fucks" and they then get the hell out of there without their Customer. I'm about ready to tell Lyft and Uber, if they don't do a better job at telling their drivers not to hassle the neighbors of your riders, pull up in the riders yard. Taxis never did that, they pull up in your driveway, and blow the horn. Which doesn't bother me, as long as they are doing it in the customer's yard and not mine.

I even told the owner my only problem, he said he would try to let the guests know to tell the Drivers, but I have a feeling, the drivers are just thoughtless assholes with their heads up their asses anyway and it wouldn't do any good. The ride share company is the one that needs to do something about it, before they ruin it for the whole Ride Share and Rbnb side hustle game.
