Anyone think there will be a bidding war on this one? The back yard is a war memorial cemetery.

Yes, that's a tremendous deal. Being close to Bart, the cemertary will be riped for redevelopment in ten years, like the Archstone Apartments next door. A 3 bedroom there goes for $3,200.

I thought so. I was just confused whether or not the price reflected the backyard being a cemetery. The cemetery has been there ever since I could remember, and I believe there is a VA clinic nearby. I don't see any future development possibility from that land.

If I could get decent 1 story homes in the 300's range, I wouldn't bother with looking for 2 story ones (with in-law potential) in the 400-500's range anymore.

I also had just discovered this listing is a short sale (but they are not advertising it as a short sale). The San Mateo MLS shows it as short sale. The bank may very well get a low BPO for this property due to the cemetery backyard. Someone can get one heck of a deal if they do not mind the cemetery.

I lived above a Japanese temple ground cemetery deal in Tokyo for 5 years. Nice having that airspace.

I was in the white apartment in the center, top floor with the big windows. Rent was Y110,000/mo $1300/mo now and back in 1995, but only $750/mo when the yen got cheap again in mid-1998. 30m2 with a decent kitchen, unit bath, and place for a W/D. Wonder what it rents for now . . . looking at Yahoo's apt listings it looks like Y100,000/mo is the listed amount now.

Wow, I never saw a cemetary right next to residence, or say cemetary as a backyard. Is CA running out of cemetary or backyard? I woudn't mind few ghosts hanging outside in the night, because I probabaly got drunken anyway. But my wife will surely freak out on that. And it looks like the location is little too close to the major highway and freakin airport. No go for us.

The point about the Airport is legit. The house is just underneath where planes takes off from SFO. Takeoff is when the planes have to blast their turbine engine and generate the big noise.

In SFO, planes land from South heading North and takeoff from South heading North.

So if you live in Foster City, San Mateo, you may be watching planes land all day (above the bay directly), but will not be distracted by the noise. The engine on landing mode is pretty quiet. If you live in Millbrae, which is right next to the airport, there is no effect. (My brother lives in Millbrae so I know)

In South SF and North San Bruno, just north of the airport, the boom of takeoff will be heard, especially in early mornings and late evening. (every several minutes in SFO) That house is probabaly where planes are around 1K feet from ground almost directly underneath (especially if the flight is westbound)

I'm not sure even a double/triple pane window can insulate the noise here. It is just too close to takeoff point.

So you have the airport noise and cemetary back yard working against this property.

At 1K feet, there is nothing that is going to protect you from the airplane noise. That would be just horrid to live there.

Even if you removed all of the windows, the noise would permeate straight through the house itself. There is a big retail store near the end of the SJ airport that I've been in, and airplanes could be clearly heard within. Those places have no windows! The bass of those engines just go through anything.

As a side note, has anyone been in a plane that took off from an airport with noise abatement laws? I remember being with a manager when he asked me that during take off. I was pretty confused until he explained it as "They put the brakes on, full engine, take off at an insane angle, cut the engines way back and coast out to the ocean before resuming take off"

I work near here. In the day time, it is true the airplane's engine will dominate everything. It only seems to happen when you are talking to someone on your cell phone and it's about something important.

But you have to consider that not all of the flights from SFO will make loud noises. You probably have to worry about the 747's and other large aircrafts. Also, not every flight will go that way. I do not hear any airplanes at all while I am indoors in a commercial building right next to the window. These are single pane windows.

The weather here is awesome if you like warm weather. It's also in the Brentwood neighborhood. I think the neighbors all paid big bucks for their homes. The only deal breaker about this home for me is the cemetery.

I live in San Bruno at the top of the hill past Sneath, and a little south of this house. I can watch the planes takeoff at SFO from my backyard and I hear the planes all day and night. This house is directly in the takeoff path of the airport and would be extremely loud and probably would shake the house. From about 1 AM to 3 AM numerous international bound 747's one after another take off en route to Asia right over that neighborhood. Also, that house is north of the fog line so there is no warm weather all summer.

Woggs1, where would you define the fog line as? I work several blocks away from this place and the weather here is great every day. I sometimes go to Brentwood Bowl to have lunch as well at their cafe. I guess things can change alot during the night time.

There are many good reasons not to buy here.. airport noise being the big one...but there are political reasons to be wary... Nancy P and her local band of anti-American, pro-socialist folks might manage to get the City to open the military graveyard up for development to line their pockets and snub our nation's heroes as an added personal benefit... so look at the development covenants and be aware that contracts mean nothing to Nancy et al... so anything could happen. She might even put in an aging gas supply line right at the edge of the cemetary if her union bosses pay her enough....
