do you live in Oakland? Im watching this area as well. My thought is its better to be closer to Bart so even if the hood isnt great you have an easy escape route.
My husband and I recently bought a duplex in North Oakland near the Emeryville border. It is close enough to BART( far enough to avoid vagrants and unknowns in the neighborhood), shopping, Pixar, Novartis, schools and highways for commuters etc.
You could certainly find a good tenant. We owner occupy too.
The area is really gentrifying...although there is still some undesirable activity that you see. I'm hoping that continues to decrease. I recommend looking in zip code 94608. We haven't been disappointed.
actually in Oakland no bars on the windows just means that youll likely be a target,
I actually live nearby here. Much of Oakland is gentrifying as SF becomes more expensive we seem to be getting a lot of the overflow.
its only about 15 minutes to take the Bart in to SF
Congrats! Yes, I've been looking in that area too. I've heard that area and Temescal are really looking up. There is a decent place at 5842 Occidental for sale but no garage (which I need to put bicycles, tools, etc. in).

While that's true generally of Oakland, this area seems to be having an uptick in crime, which is unfortunate.
Am looking for a a du/tri/4plex to owner-occupy.
Looked at this lovely 4plex today. Great building with cash flow and, although the flats are on the small side, I could see myself living there - if it weren't for the ugly 60's mutiplexes (and their tenants) down that eye-sore-laden street.
It's too bad, the neighborhood varies quite a bit block from block. This building is on one of the crappier blocks and, of course, it gets worse as you go down hill. Oh well, on to the next one!
Although my fear is any multi in a half-way (or even quarter-way) decent area is going to be snapped up by the sharks. Maybe I should reconsider west O. Comments?
