Did it once, but wasn't successful. They sent me a letter to show up for the hearing. The catch was, when I received it, it was a couple of days past the hearing date. I let it go instead of trying to argue it. So I spent $30 for nothing. This was in 2009.
In 2010, I was successfully got several properties re-assessed for myself and friends, and got some really nice reductions.
I filed for a reduction in assessed value last month on two properties. Unfortunately, both got rejected. I'm filing for the appeal tomorrow. Looks like I will have to pay $70 to find out.
I recommend you do the same. It's worth the risk.

Thanks for that info. I have comparable properties with in a mile radius of my house which sold at least 15-20% lesser than my assessed value in the last 4 months, but they happen to be not in the same school district as mine.
A comparable property which is the same school zone as mine actually sold for a little higher than my assessed value. That is why I am still debating it. Some one told me that they will ask for a property valuation, not sure how that would go.
Has anyone here successfully appealed their assessed property value in santa clara county? If so, could you please share your experience on how easy/difficult was it to do?
The last day to do it is 15th september, and there is a $35 application fees followed by a hearing.
