if you look at the shape of the first chart, the period from 1988-1992 looks almost exactly the same. Only this time much bigger.

Toothfairy, if your chart comparison is OK, at best we have 2 more years guttering along with -4% rate. I see this as optimistic but OK it's possible. I don't think to start looking to purchase until around 2014 myself.
