Do you think a 1406 sf for 63,500 3/2.5 in gated community, detached 2 car garage is too high? It is gated w comm. pool. Just south of Aliante.

Vegas is beyond bizzarre what they have done. Brand new buildings of every type - commercial, apt, SFR, condo - all built anywhere - many vacant - like right next to the worst s-8 ghetto you could imagine.

I would only live in summerlin or similar nice gated (with guard) community. But then your problems are different, (hoa hassles vs neighbors kids break into your house when u are gone).

I was out there and a family of four begged me for change at a gas station. meth heads everywhere. You would think all the vacants might produce affordable housing - not true! The feds backstop the low end rents with the minimum s-8 payment - thus a 3/2 SFR in the ghetto rents for 800 a month, bars on windows on every other house too.

If someone speaks spanish and is ok working with these people as a landlord its probably very lucrative.

800 is a good income for 50,000 investment.
