Berkeley Hills for 220k Over Asking

I had my eye on this cool little 1940's 1/1 + den in the Berkeley Hills. It really has a great, flat yard and was designed by Wellington (whoever that is), so it has some historical significance, but I'm wondering why anyone would pay 220K over asking of 550K for it. That is insane. Maybe it was a hard core fan of Wellington?

It's on Redfin as the sale price. Could be a mistake or a lie, but I handled paperwork for a friend when she had to move out of the country and sell her B-Hills home. A couple with apparently more money than sense paid $860K in 2008 for her fixer, so I know what people would pay. I was just thinking they wouldn't STILL be way overpaying.

Couple thoughts:

1.) X above "asking price" means nothing. X above "market value" based on comparables in the area starts to mean something. Asking prices under market value are common realtor tactics today. Don't be fooled.

2.) Notice that this property has a 17,000 sq-ft lot, the biggest on the entire block by far! Land is not easy to come by in Berkeley and I'm not surprised by this.

I agree with BA; this was probably bought for the land. And talk about threading the needle -- it looks like the property just skirts "potentially active slides".

As always do your research and like the one below.. ask the seller and their realtor why he thinks he deserves $250K instant appreciation.

Hmm, interesting, property shark has no record of the sale yet.

I have yet to fine ONE verification of these multi hundred thousand dollar sales over list.
