Maybe the owners are hiding something under that plywood- a DB?
I wondered if there was some half finished hot tub or maybe a sewer problem of some kind. Too far from the house to be a foundation issue.
I like the DB hypothesis :-)

Urban dictionary says DB = Dog's Bollocks. Does not seem to apply here?

You'd give 600K for that? ..no way. I'd give 4X what someone paid for it in 1995, tops. That assumes a complete rebuild. Note, that the 1995 sale price was 58K, putting my top price for it at 232K. I mean it's Pacifica.
I guess I have been looking at houses around here for too long. The ones priced at 600K seem to be worth 350 or so to me. Maybe I my ruler is off :-)
This one was really nice upstairs. The 500-600K houses just seem too crappy to live in. Small, old, ugly. This one was a little weird downstairs, but much nicer than the cookie cutter raised ranchers. I guess I was thinking that I could stomach the raised rancher price for this one. It wasn't really financial logic that drove my flip assessment of 600K as much as it was dislike of the raised rancher.

no.. i dont think your all that off. 3-4x incomes comes to that amount as well.
What TV series does the expression DB come from?
NCIS and CSI. So sad that I have thoughts about that. Maybe L & O.

We stopped in this open house yesterday. It was a really nice house. The agent was nice, not pushy. There were a couple of odd things about the layout. The house has a weird entry way. You walk into a point where you can fork to the right to enter a long living area or to the left to enter the hallway. The kitchen is not open. It faces the back yard, but has this closed in feeling on all sides. There are two fireplaces, one in the front living room. One in a back TV room.
What it lacks in layout downstairs, it makes up in the bedrooms upstairs. It is like they shaved 15% off of each room downstairs to add to the nice big bedrooms upstairs. Compared to many of the houses with tiny bedroom in Pacifica, I think this was an improvement. The master upstairs was huge with a fantastic bathroom. If I was actually going to spend almost a million dollars a house, the weird layout downstairs would make me cross this one off my list.
Also, there is something funny going on with the house. The back patio was half finished with plywood. That is just not right. Pretty furniture was parked on top of that plywood. I suspect there is something more troublesome to that story. When I asked the agent, she said, "That is how the owners chose to finish it." That sounds fishy to me. I am not a contractor and didn't bother to go poking around outside to look more closely.
You can see the weird entry, the closed in kitchen and the plywood patio finish in the pictures. I think this house might be a good choice at about 600K. I am cheap, so take my pricing with a grain of salt.
