It's a good time to buy, anytime you can find a house you can afford the terms, based on being realistic. Meaning, not based on your current income, but worse case scenario, if you lost your job tomorrow. What is the income you can expect to make at your next gig.
For many people in a high paying niche job, where if they got fired, they would never find the same job somewhere else. Nor with the skills they have, they couldn't expect to make the same the same money in another role doing something else.
A sitcom actor for example. Sure he could afford a 4 million dollar mansion, now.
But he would be smart to buy a house based on the wages he could earn if he were not a sitcom actor. (assuming said actor, was a nobody before, historically they are one hit wonders.)
I finally bought a house, because I got tired of the stress of watching and bitching about the very thing you bring up. The real estate news was robbing my wife and kids from a sense of their owning their own house.
I bought and haven't looked back.
I have news for you. Housing prices have been manipulated in the US for half a century. The existence of fannie mae, freddie mac, and mortgage deductions have been more than enough to establish a price above where the previous equilibrium would have existed.
so , if manipulation is so rampant for 50 years, why are people complaining now, why those who know a lot about real state are against of buying now( only NAR want you to do that ).
I see very well written articles and comments here about how dangerous is to buy now but on the other hand this is the same history for 50 years bubbbles included.
why are not buying now? Just your opinion thanks
Manipulation was there , but not like this-with record low interest rates and 85 billion dollar a month in open ended MBS purchases by the FED. The FEd's balance sheet has swollen to 3 trillion plus in a very short while and if they keep at it for a few years, will reach enormous proportions.
willing to buy a house for around 100Th-150Th in Miami... Yes you can find them at that price. But the prices are increasing even though hundreds(or thousands) are in foreclosure, abandoned, in shadow( not listed) or in the process for all mentioned before.
What if the gov keep manipulating this and the price never goes down? is it then a good idea to buy now?
